Full Job Description
We are seeking an experienced HVAC Service Building Manager to lead maintenance and service operations for commercial properties throughout the Arena District in Columbus, Ohio.

This role combines hands-on technical expertise with people leadership, operational oversight, and a commitment to delivering exceptional customer service. The ideal candidate brings extensive HVAC experience, strong troubleshooting capabilities, and a proven ability to develop and lead high-performing teams.

As a Manager, you'll lead a staff responsible for facility maintenance services including landscape, day and night services/sanitation, minor carpentry, painting and plastering You also may contract with and be responsible for the work performed by maintenance vendors.

Job Description

Key Responsibilities: 

  • Leads a staff of facilities maintenance supervisors and workers who perform general maintenance service and repairs.

  • Ensures efficient care of all grounds and support equipment, through the direction of a technical support staff made up of skilled and unskilled trades and the purchase of necessary outside technical and non-technical support services.

  • Leads staff responsible for the general maintenance of electrical systems as well as electrical fixtures, apparatus, equipment and wiring such as motors, lighting fixtures, generators, circuit breakers and transformers and general maintenance of HVAC and life safety systems.

  • Leads staff responsible for janitorial and yard labor functions.

  • Develops innovative work procedures and methods to minimize property management expense.

  • Develops and administers appropriate safety policies and procedures. Responsible for performance of safety measures.

  • Identifies current maintenance needs and formalizes and approves operating plans and budgets to increase quality and efficiency within the company's facilities. Handles the negotiation and selection of outside contractor services and products to meet and align with facility maintenance objectives.

  • Contributes to overall strategic visions and integrates a broad range of ideas regarding facility maintenance and operations.

  • Manages associates, including performance management, salary planning and administration, training and development, workflow planning and day-to-day administration, hiring and placement and disciplinary actions.

May perform other responsibilities as assigned.

Reporting Relationships: Reports to Director/Officer; responsible for assigned maintenance teams and supervisors. 

 

Typical Skills and Experiences:  

Education: Undergraduate or technical/vocational studies with equivalent work experience. Specialist training in property management. 

 

License/Certification/Designation: Prefer various related certifications such as Certifications in Level I Vibration Analyst and Thermographer; relevant State Hydronics License, State HVAC License and CFC refrigerant. 

 

Experience: Eight years of relevant experience in facility maintenance services including carpentry/structural, painting, plastering, Prior managerial/supervisory experience is strongly preferred. 

 

Knowledge, Abilities and Skills: Proven knowledge facility maintenance and planning methods, programs, practices and procedures. Must have extensive knowledge in facility management. Strong understanding of project management concepts and practices. Have a detailed understanding of all buildings, electrical, fire EPA, and other federal, state and local codes and regulations. Must have a thorough knowledge of financial statement preparation, budgeting and financial analysis concepts and techniques. Must have the ability to lead a facility maintenance staff responsible for the planning, installation, maintenance, testing, repair and operations of building, electrical, HVAC and life safety systems. Must have the ability to develop and implement facility maintenance programs and practices. Ability to lead and plan diverse facility maintenance and operation projects. Must have the ability to lead staff and evaluate and recommend solutions to facility maintenance problems and incidents. Must have strong project management and leadership skills. Must have a command of all skills necessary for verbal and written communication with all levels of associates and external contractors. 

 

Other criteria, including leadership skills, competencies and experiences may take precedence. 

 

Staffing exceptions to the above must be approved by the hiring manager’s leader and HR Business Partner.
