ASSET & DEVELOPMENT MANAGER

Hotel Asset Management | Development | Construction | Capital Projects

Gulf Shores, Alabama (On-site) | Full-Time | Exempt

Few roles give you this much of the hotel investment picture.

As our Asset & Development Manager, you'll sit at the center of it: tracking how every hotel performs against its budget and underwriting, leading renovations and PIPs, submitting construction draws, and helping bring new hotels from groundbreaking to opening day.

This is a hands-on seat with genuine breadth and genuine autonomy. It's the right role for someone who wants to understand how hotel real estate is underwritten, financed, built, and operated, and who wants that exposure from inside the ownership seat rather than alongside it.

THE OPPORTUNITY

Reporting directly to the VP of Development, you'll own the analysis and the execution, and leadership will rely on your recommendations for the big capital decisions: hold or sell, which projects get funded, refinance strategy, and go/no-go on new developments.

In a given month, you may be working through a variance in a hotel P&L, challenging a management company forecast, assembling a construction draw for a lender, sitting in a plan review with an architect, and walking a renovation punch list. We want someone who reaches their own conclusions and brings them forward, not someone who waits for direction.

WHAT YOU'LL OWN

Hotel Asset Management & Performance
  • Review monthly P&Ls for every hotel and identify the variances that matter
  • Measure actual results against budget, prior year, and the original underwriting and pro forma
  • Partner with the management company and property leadership to diagnose issues and drive them to resolution
  • Find and pressure-test cost savings without sacrificing guest experience, GSS, or brand quality scores
  • Build and present the monthly ownership reporting package: variance commentary, trends, and the items that need a decision


Budgeting & Forecasting
  • Review annual operating budgets and rolling forecasts across the portfolio
  • Benchmark against STR / CoStar data, market conditions, and history (RevPAR, ADR, Occupancy, GOP, NOI, flow-through)
  • Be the owner's voice in budget season. Challenge rate, occupancy, labor, expense, and profitability assumptions when the numbers don't hold up
  • Track forecast accuracy and hold the management company accountable


Capital Projects, Renovations & PIPs
  • Own the portfolio renovation calendar: what's underway, what's next, and what each project requires
  • Run renovations end to end: scoping, bid leveling, vendor selection, schedule, budget, and closeout
  • Prioritize CapEx against FF&E reserves and brand standards, then facilitate execution
  • Lead PIP scoping, budgeting, and execution on renovations and conversions
  • Analyze capital project impact and ROI, and advise ownership on alternatives and strategy


Debt & Financing
  • Own the portfolio debt tracker: maturities, rate structures, reserves, and reporting deadlines
  • Monitor DSCR, debt yield, and covenant compliance, and raise the flag well before anything becomes a problem
  • Know the loan documents well enough to understand what every lender requires and when
  • Support refinancings and loan modifications with property financials and lender reporting packages


Development & Construction Management
  • Support ground-up hotel development
  • Prepare and submit monthly construction draw packages (AIA G702/G703, conditional and unconditional lien waivers, invoices, inspection reports)


WHAT SUCCESS LOOKS LIKE

Day 90: Every construction draw across the active portfolio is yours, and every one funds on time. Your first monthly variance package covering every hotel is delivered. You're already building Excel models and tracking tools that give ownership a clearer read on portfolio performance.

Month 6: The renovation calendar and debt tracker are yours. When there's a covenant risk or a schedule slip, ownership hears it from you first, not from the lender or the contractor.

Month 12: You're a credible owner's voice in budget season. When you say a property is underperforming and why, leadership acts on it without needing to re-check your work.

WHAT YOU BRING

Required
  • 5+ years in hotel asset management, commercial real estate (CRE), development, construction management, or hotel operations finance
  • Ability to read a hotel P&L and STR report and explain what's actually driving a variance
  • Working knowledge of loan documents: DSCR, debt yield, covenant tests, reserve requirements, and maturity tracking
  • Strong Excel skills and genuine comfort building and defending a budget or cost forecast
  • A track record of operating independently, owning an analysis or project with limited oversight and being right about it
  • Willingness to travel regularly across Gulf Coast and Southeast markets


Preferred
  • Hilton, Marriott, or IHG brand standards and PIP experience
  • Owner's representative experience on hotel renovations or ground-up construction
  • M3, Procore, Sage, STR, or similar hospitality accounting and project management systems
  • Hotel operations background as a General Manager, Regional, or above
  • Bachelor's degree in Real Estate, Finance, Hospitality, Construction Management, Engineering, or related field
