Full Job Description
Clarion is looking to appoint an inaugural Senior Director to establish and institutionalize power and energy management as a core strategic capability across its large-scale industrial real estate portfolio. The Senior Director, Power & Energy Strategy will serve as the firm’s central point of accountability for all power-related strategy, planning, and execution; building end-to-end commercial, underwriting, governance, and operating processes that enable scalable investment, pipeline development, and portfolio growth.
The successful candidate will develop a portfolio-wide view of power availability, constraints, and opportunities translating these into commercial value through market valuation frameworks, entry strategies, and pipeline development processes. Working across asset management, leasing, development, utilities, and grid stakeholders, they will secure, optimize, and commercially manage power resources while ensuring the platform is positioned to support evolving tenant requirements including EV charging, advanced manufacturing, and other power-intensive uses.
This highly cross-functional leader will engage with senior leadership and C-suite stakeholders to align strategic priorities, and will scale the platform’s energy capabilities across the Industrials portfolio — with potential to extend across all asset classes as the function matures.
Core Responsibilities
1. Power Portfolio Strategy
• Develop and maintain a portfolio-wide view of power capacity, constraints, and risk across all industrial assets
• Translate power constraints and opportunities into prioritized investment and leasing recommendations
• Align power capacity planning with tenant demand trends, including EV charging, advanced manufacturing, and high-load industrial uses
• Develop a multi-year power infrastructure roadmap tied to portfolio growth, development activity, and tenant mix evolution
• Track and assess changes in U.S. power markets to inform strategic positioning
2. Utility & Grid Infrastructure Leadership
• Serve as the firm’s primary point of contact with utilities, grid operators, municipalities, and infrastructure stakeholders
• Lead interconnection planning, utility service upgrades, and capacity expansion negotiations across the portfolio
• Manage long-term utility relationships to secure favorable service terms, reliability commitments, and capacity access
• Navigate grid constraints, transmission limitations, and interconnection queues at the asset and regional level
• Monitor regulatory and legislative developments affecting grid access, utility planning, and energy infrastructure investment
• Develop contingency strategies for assets facing power limitations or grid reliability risk
3. Commercial & Economic Oversight
• Structure and manage power-related commercial arrangements, including tariff selection, cost allocation mechanisms, and tenant reimbursement frameworks
• Evaluate and optimize capital expenditure associated with power infrastructure upgrades, factoring in recoverability and impact on asset value
• Direct strategic revenue optimization and energy supply partnerships, strengthening portfolio scale, operational efficiency, and market positioning
• Negotiate O&M and commercial contracts that improve performance, reduce lifecycle risk, and enhance cash flow resilience across the portfolio
• Partner with leasing and asset management teams to incorporate power as a value driver in tenant attraction, retention, and lease economics
• Assess the commercial viability of alternative energy solutions, including distributed generation, on-site renewable, battery storage, and demand response
• Deliver disciplined P&L performance, supporting capital-efficient portfolio expansion while scaling the firm’s energy capabilities
• Advise on power-related risk in acquisitions, dispositions, and development underwriting
4. Portfolio Optimization & Leasing Alignment
• Align power planning with asset-level leasing strategy, including tenant mix, space configuration, and build-to-suit development
• Develop frameworks for allocating and prioritizing available power capacity across competing tenant needs and development projects
• Partner with development teams to ensure new projects are designed with appropriate power infrastructure from the outset
• Identify assets with underutilized or stranded power capacity and develop strategies to monetize or redeploy it
5. Platform Development & Function Build
• Build the Energy Markets / Power function from scratch, establishing end-to-end commercial, underwriting, governance, and operating processes that enable scalable investment and portfolio growth
• Establish processes, tools, and reporting frameworks — including a portfolio-wide power inventory tracking capacity, utilization, constraints, and infrastructure status by asset — to manage power as a repeatable, institutionalized capability
• Develop dashboards and reporting to provide asset management, leasing, and investment leadership with ongoing visibility into power-related risks and opportunities
• Create playbooks and decision frameworks for common power-related scenarios, including new tenant onboarding, capacity upgrades, and utility disputes
• Build and develop a team over time to support the growing scope and complexity of the platform’s energy strategy
• Represent the firm in industry forums, utility working groups, and external partnerships relevant to power and energy infrastructure
