Role PurposeThe Real Estate Portfolio Manager is responsible for managing real estate portfolio planning across all business divisions and functions globally. This responsibility includes transaction management, lease management and internal policy compliance. The home location for this position is Corning, New York or Charlotte, NC. The individual will report into the, Senior Manager, Global Real Estate. Real Estate. (GRE) The individual will work proactively with assigned Division leadership as well as with key corporate functions (Finance, GSM, Legal, IT, Security, Treasury, HR) to understand their business requirements and identify opportunities where Global Real Estate initiatives can add value and work collaboratively to develop specific implementation plans. They will be responsible for achieving measurable year-over-year improvements in quality, cost reduction and business customer satisfaction.
Key Responsibilities- Participating in global real estate portfolio planning with business divisions, including defining plans for portfolio expansions, reductions or other adjustments necessary to meet business objectives
- Ensure alignment of business division and GRE requirements consistent with achieving agreed upon annual shared objectives
- Overseeing the execution of transaction and lease management for business divisions and corporate functions.
- Optimize the total real estate expense in partnership with the business divisions and corporate functions
- Achieving continuous improvement in the quality and effectiveness of the transaction management, lease management and customer relationship management services delivered
- Support optimization of real estate assets by delivering benchmarking and best practices information and appropriate vendor resources
- Develop acquisition and disposition strategies, processes and standards to meet business requirements in a timely and cost-effective manner
- Analyze real estate market data and perform financial analysis of project costs
- Negotiate business terms and legal documents relating to the acquisition and disposition of real estate assets
- Support the implementation of real estate strategy to attain and maintain best-in-class office, lab, warehousing and manufacturing footprint productivity
- Manage internal customer expectations regarding service, quality and cost effectiveness; resolve internal and external conflicts as necessary
- Perform analysis and conflict resolution related to operating expense/CAM reconciliations, lease issues, etc.
- Maintain and improve real estate portfolio metric analysis
- Supervise regional vendor resources necessary for transaction and lease management
Experiences/Education - Required- Bachelor's degree in Finance, Engineering, Architecture, Urban Planning or Construction/Project Management.
- A minimum of 5 years of experience in a real estate transaction/portfolio management role, preferably with a multi-national corporation.
- Strong relationship management skills; able to develop "trusted advisor" status with business unit mid and senior level management tiers.
- Ability to analyze problems and opportunities, conclude direction and make critical decisions
- Willingness and capability to travel and to work on various projects in multiple countries simultaneously
Experiences/Education - Desired- Graduate degree in real estate with finance and investment concentration.
- Bi- lingual is a plus
This position does not support immigration sponsorship. The range for this position is $119,554.00 - $164,387.00 assuming full time status. Starting pay for the successful applicant is dependent on a variety of job-related factors, including but not limited to geographic location, market demands, experience, training, and education.
