As an LPC Property Management General Manager, you will be responsible for leading the team responsible for all operational and financial activities of a complex property or collection of assets. You may also supervise other managers with other assets and portfolios.
Essential Duties and Responsibilities- Act as primary contact with property owner, serving as Owner Representative to ensure client objectives are being met; prepare and deliver timely, accurate, and complete reports as required.
- Manage team response to tenant needs; ensure tenant care plans have been created and continuously delivered; serve as point of escalation for tenant concerns and issues.
- Direct preparation and delivery of timely, accurate, and insightful monthly reports and annual budgets for operating and capital expenses consistent with client and company requirements; prepare and reconcile tenant operating expense reconciliations.
- Primary responsibility for all lease administration activities; maintain oversight of contracted terms impacting financial performance; report on expirations and encumbrances.
- Proactively prepare and distribute tenant rent statements and collect rent and other charges; report AR status with recommendations; prepare client-approved legal notices as required.
- Coordinate and oversee all aspects of construction projects to ensure timely and accurate completion; and coordinate tenant move-in/move-out process.
- Direct sourcing and procurement activities; oversee consolidated sourcing and procurement activities of the team; manage vendor contract compliance, process accounts payable, ensuring timely vendor payment.
- Provide formal supervision to assigned teams; approve recommendations for staffing, recruitment, promotion, corrective action, and termination; proactively manage succession plans.
- Ensure quality of periodic property inspections through administrative and physical review; approve alterations, maintenance, and reconditioning.
- Direct documentation of emergency response plans; ensure resources are in place; direct drills and training.
- Drives strong results from direct reports by providing appropriate work direction, strategic guidance, and performance management.
- Perform other duties and responsibilities as assigned.
Qualifications- Bachelor's Degree preferred with 5-8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
- Real Estate License required where mandatory by local regulation. Professional designation such as RPA, CPM, or CCIM preferred.
- Intermediate to advanced skills with Microsoft Office Suite, including Excel. Knowledge of Yardi or MRI and Kardin preferred. AP and CMMS proficiency required.
- Experience with commercial office properties required. Working knowledge of leases, contracts, financial instruments, property taxes, and construction required.
- Advanced knowledge of financial terms and principles; ability to forecast outcomes, prepare budgets with long-term capital plans, and deliver insightful variance reports with financial recommendations.
- Excellent written and verbal communication skills; strong interpersonal and analytical skills; ability to lead the exchange of sensitive, complicated, and difficult information.
- Proven leadership experience and skills to empower teams to achieve a broad range of client and company objectives.
- Ability to work after hours, weeknds, holidays, and during emergency situations, to meet the needs of the client.
