About the Role:

Are you an experienced commercial Property Manager, looking for the next step in your career? We're on the hunt for a dynamic and visionary General Manager to take the reins of an exceptionally complex asset. This isn't your average desk job - you'll be orchestrating a symphony of operations, ensuring every corner of this intricate property performs at its peak.

But that's not all! A crucial aspect of this role involves the development and leadership of a dynamic team. You'll be a true mentor and guide, shaping the next generation of property management professionals. You will be inspiring, coaching, and empowering a talented team, helping them navigate diverse portfolios of commercial assets, and watching them grow into industry powerhouses.

The role is onsite in Omaha, NE USA.

What You'll Do:
  • Respond to high profile tenant needs and issues.
  • Act as primary contact with property owners, serving as owner representative to ensure that objectives are being met. Prepare and deliver timely, accurate and complete reports.
  • Develop and control annual budgets for large operating and capital expenses. Forecast complex management plans and prepare monthly performance reports, explaining variances.
  • Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees.
  • Coordinate and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.
  • Help create advanced programs that will assist the property with emergency recoveries.
  • Prepare and approve all required legal notices. Recommend and coordinate legal action as necessary.
  • Review tenant rent and common area maintenance recovery charges to ensure payment is on time.

  • Bachelor's Degree preferred with 5 - 8 years of relevant commercial real estate experience. In lieu of a degree, a combination of commercial real estate experience and education will be considered.
  • Active real estate license is required.
  • Ability to lead the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
  • Leadership skills to motivate the team to achieve broad operational targets with impacts on own job discipline, multiple job disciplines, and department.
  • In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
  • Extensive organizational skills and an advanced inquisitive mindset.
