DescriptionThe Facility Services department is seeking an experienced Facilities Project Manager within the Facilities Management division to assist with the Asset Preservation Program. This position will administer, coordinate, and monitor numerous smaller facility preservation modification and upgrade projects, utilize existing contracts, coordinate the review of mechanical/electrical systems, review program requirements, project design, and construction contract documents, all to assure satisfaction of program and project outcomes. Projects will vary in size, scope, and complexity depending on facility.
Location and hours:This position is hybrid and will be located at the Hennepin County Government Center, 300 South 6th Street, Minneapolis, MN 55487, at various work site locations in Hennepin County, and remote as job duties require. Work hours will be Monday through Friday, and primarily 8 a.m. - 4:30 p.m. While this position is designated as hybrid, based on current requirements hires must reside in or relocate to Minnesota or Wisconsin.

In this position, you will: - Act as a steward of the county's facilities assets.
- Assist with managing an annual capital budget of $10 million.
- Assist in preparing projects plans to request user facilities projects; coordinate project schedules with contractors and user facility staff, maintain project specific records, and inspect contractors' work for compliance with contract/service agreement.
- Assist with overseeing activities involving skilled and unskilled trades, county employees and contractual personnel, and conduct staff training to maintain county assets.
- Prepare summaries of project status, coordinate final completion and assist in creating and execution of project punch lists and final inspections.
- Support the Facilities Management Preservation Program and assist Facilities Management project managers in the division.
- Oversee replacement and maintenance of assets via capital preservation projects in the facility.
- Manage service contracts appropriate to the project, including the preparation of vendor performance reports and the coordination of contract/bidding specifications with the Purchasing Division.
Need to have:- One of the following:
- Nine years or more of related experience.
- Bachelor's degree in an academic area related to position specialization (architecture, engineering, construction, environmental or interior design) and five years of related experience.
- A valid driver's license and the ability to obtain a Hennepin County driver's permit.
Nice to have: - Project Management certification.
- Experience:
- In operations, maintenance, and repair of building mechanical systems and/or grounds; including experience working with skilled and unskilled tradesmen in the operations of a facility and experience in customer relations.
- Managing contracts and ensuring contract compliance for property services related functions.
- Managing projects budgets.
- Familiarity with:
- Project forecasting, reporting, project scheduling, analyzing budget numbers, and project budget preparation for capital projects.
- Contract management practices including invoice processing.
- Building codes and regulations.
- Construction safety, efficiency, and building standards.
- Ability to:
- Facilitate meetings, work groups, and presentations.
- Interpret building drawings and specifications.
- Produce documents and reports using computer software.
- Adhere to the County Core Values for the Project Manager position, as well as the county competencies for managers.
- Work and communicate effectively with building inspectors, insurance carriers, vendors, landlords, the general public, and county employees.
