Pay Range

Compensation for this position is expected to range between $75,000.00 and $90,000.00 per year, in alignment with what California Baptist University (CBU) reasonably anticipates paying for this role. The final rate may vary depending on the candidate's qualifications, experience, and prevailing market conditions. Position Summary Information

Summary

Provide daily supervisory direction to campus maintenance technicians by reviewing and assigning work orders. This position requires extensive working knowledge of building maintenance trades, including plumbing, electrical, and carpentry, to effectively direct and evaluate technicians and contractors. This position will supervise and oversee main campus contracted services.

Essential Duties and Responsibilities

include the following. Other duties may be assigned.

1. Provide daily direction and guidance to maintenance technicians, overseeing day-to-day work assignments and priorities.

2. Oversee Area Refresh projects from initial coordination through successful completion, ensuring projects are scheduled, tracked, and completed to standard.

3. Lead contractors through quote walks and enforce quality control standards on Area Refresh and other campus maintenance projects; review contractor proposals, submittals, and construction documents.

4. Evaluate construction and reconstruction plans to provide actionable feedback to the project team, ensuring full alignment with Maintenance and Operations standards.

5. Conduct site walks with key vendors (including custodial, pest management, and refrigeration/equipment contractors) to verify that contracted scopes of work are being executed properly.

6. Review and assign work orders to maintenance technicians, ensuring appropriate prioritization and timely completion.

7. Interact with main campus customers, including addressing service concerns and customer satisfaction for on-call and scheduled repairs.

8. Manage foodservice staff and contracted services; communicate with foodservice provider regarding equipment maintenance and building and/or system improvements.

9. Ensure proper care in the use and maintenance of equipment and supplies; supports development of shop-specific safety training programs and works in a safe manner.

10. Document facilities maintenance requirements and maintain appropriate records of work performed, including Area Refresh project documentation.

11. Coordinate all orders for materials, parts, and supplies in conjunction with the Manager of Business Administration.

12. Participate in the development and management of annual operating budgets and monitor expenditures for assigned cost centers.

13. Develop or assist with the development and implementation of policies and procedures to ensure efficient and safe operation of the department.

Supervisory Responsibilities

Directly supervise General Maintenance Technicians, evening technicians, foodservice equipment technicians, student workers, and vendors across the University's main campus, which encompasses multiple buildings. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws, including interviewing and training employees; planning, assigning, and directing work; appraising performance; disciplining employees; addressing complaints; and resolving problems.

PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to stand; walk; sit; and requires sufficient hand, arm, and finger dexterity to operate a computer keyboard or other office equipment. Requires visual acuity to read words and numbers and speaking and hearing ability sufficient to communicate in person or over the phone. Regularly required to walk campus sites and work areas, including active construction and maintenance areas, to conduct inspections and vendor walk-throughs. WORK ENVIRONMENT: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Work is normally performed in a combination of typical office and active campus facilities/construction environments. The noise level in the work environment is usually moderate but can be loud at times when conducting site walks and inspections. Work involves some exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, and/or smoke, encountered while walking job sites; following basic safety precautions is required.

Education and/or Experience

Bachelor's degree from a four-year college or university; or four to eight years related experience and/or training; or an equivalent combination of education and experience.
