Full Job Description
JOB SUMMARY

We are seeking a Facilities Lead to own the full lifecycle of facilities operations, maintenance, and safety compliance for a ~65,000 sq. ft. site consisting of offices, engineering labs, and an ISO-8 (Class 100K) cleanroom environment.

This is a hands-on leadership role responsible for directly executing maintenance and sustaining activities while also building scalable systems, and vendor networks. The ideal candidate thrives in a fast-paced, high-reliability environment and is equally comfortable troubleshooting HVAC and Electrical systems, managing contractors, and leading safety audits.

KEY RESPONSIBILITIES
  • Facilities Operations & Maintenance
  • Perform and oversee daily maintenance across HVAC, electrical, plumbing, lab utilities, and cleanroom systems
  • Troubleshoot issues and implement corrective/preventative actions
  • Support installation and commissioning of lab/production equipment
  • Maintain uptime and operational readiness
  • Preventive Maintenance & Programs
  • Develop and manage preventive/predictive maintenance programs for building systems and lab and cleanroom infrastructure
  • Maintain logs and basic tracking systems
  • Ensure WOs are completed on time and documented
  • Vendor, Utilities & Contractor Management
  • Coordinate vendors (HVAC, electrical, fire/life safety, cleanroom, janitorial, waste, security)
  • Support RFQs, SOWs for various service providers
  • Manage utilities and recurring facility services
  • Safety, Compliance, Audits & Emergency Response
  • Ensure proper hazardous material handling and waste disposal
  • Support EH&S policies and vendor compliance
  • Ensure work is performed safely and in accordance with site guidelines
  • Facilities Projects & Planning
  • Support Tenant Improvements (TIs) and capital projects
  • Ensure compliance with building codes, ADA, and permitting
  • Coordinate with Engineering, Operations, IT, and Security for facility needs
  • Site Operations Support
  • Support basic physical security systems (badging, access coordination)
  • Coordinate with property management for maintenance and service requests
  • Respond to facility issues as needed, including occasional after-hours support

REQUIRED SKILLS & EXPERIENCE
  • Hands-on experience with HVAC, electrical, and general building systems
  • Experience supporting labs, light manufacturing, or technical environments

DESIRED SKILLS & EXPERIENCE
  • Aerospace, semiconductor, or high-reliability manufacturing experience
  • Familiarity with ISO 14001 / ISO 45001
  • Experience with hazardous materials and regulatory agencies
  • Startup or scaling environment experience

EDUCATION & WORK EXPERIENCE
  • Associate's or Bachelor's degree in Engineering, Facilities, or related field (or equivalent experience)
  • 5-8 years of experience in facilities maintenance or building operations
  • Relevant certifications (CSP, CIH, OSHA) preferred

Compensation:

Annual Base Salary Range: $125,000.00 - $145,000.00/per year

Base pay is one part of our total compensation package (base+equity) and is determined within a range. Your actual base rate will be determined on job-related knowledge and skills, education, and experience. Our benefit plans include medical, dental, and vision insurance, 401k retirement plan, short and long term disability and life insurance. We also offer PTO, along with 11 paid holidays, sick time, and paid parental leave.

This is a full-time position in San Jose, California. This position requires access to export-controlled commodities, technical data, technology, software, and services. U.S. citizenship, U.S. legal permanent resident status, or protected person status under 8 U.S.C. § 1324b(a)(3) is required.
