Responsibilities

Full Job Description
Compensation: $40.00/hr. - $50.00/hr.

Status: Full-time, Non-Exempt (Hourly), Year-Round

Location: Richmond, CA
What you'll be doing:
  • Lead by example: Direct our custodial team to maintain exceptional campus cleanliness and 24/7 operational functionality.
  • Command the campus: Conduct daily physical walkthroughs of our 20+ acre footprint to proactively catch and mitigate hazards, maintenance needs, or security flaws.
  • Control access: Program and optimize daily campus tech systems including electronic door schedules, key fobs, RFID gate access, alarm codes, and parking permits.
  • Manage workflows: Run regular team huddles to review facilities tickets and keep the CMMS (digital work order system) up to date.
  • Track assets: Schedule and ensure 24/7 building and event coverage plans, while overseeing the safe operation, maintenance, and registration of vehicles and machinery.
  • Partner with experts: Serve as the main point of contact for external trade partners (HVAC, janitorial, security, pest control, landscaping), rigorously auditing performance.
  • Drive emergency readiness: Schedule, document, and lead all mandatory safety drills (fire, earthquake, lockdown) and deliver continuous safety training to school staff.
  • Act as first responder: Step up as the primary first responder and Incident Commander for campus facilities emergencies, hazardous conditions, or medical incidents.
  • Audit equipment: Keep all critical campus safety systems (fire extinguishers, AEDs, alarms) at 100% operational readiness.
  • Mitigate risk: Partner with the Lead Campus Supervisor to guarantee unwavering compliance with OSHA, ADA, and fire code standards, while managing secure disposal of science lab chemical wastes.
  • Own the plans: Continuously evaluate, update, and maintain the school's Comprehensive School Safety Plan (CSSP).
  • Ace state inspections: Take the lead on school compliance preparation for Annual Facilities Inspections (FIT), Williams Inspections, and Fire Marshal audits.
  • Coordinate capital changes: Run logistics for office/classroom relocations and seasonal campus transitions.
What we're looking for...
  • 3+ years of enterprise facilities operations or property management experience handling a multi-acre, high-traffic institutional footprint (e.g., K-12 school districts, universities, or corporate campuses).
  • Experience administering digital ticketing/work order systems (CMMS) and programming electronic hardware access tools (key fobs, RFID entry).
  • Ability to conduct extensive daily physical walkthroughs in all weather conditions and handle physical moves.
Even better if you have:
  • Compliance Knowledge: Proven background navigating California public school safety requirements, including FIT (Facilities Inspection Tool) and Williams Case audits.
  • Formal FEMA/NIMS Incident Command System training (IS-100 & IS-700).
  • OSHA 30-Hour General Industry Certification.
