ANNUAL SALARY: $130,000.00 - $140,000.00

GENERAL SUMMARYThe Facilities Director is a key leadership role responsible for the overall coordination and oversight of the agency's facilities operations. This position ensures the safe, efficient, and compliant functioning of all MAOF buildings and properties. Responsibilities include managing day-to-day facility operations, supervising routine maintenance, overseeing safety and security protocols, coordinating emergency response efforts, managing contractor performance, mitigating risk, conducting regular site inspections, and maintaining oversight of facility-related leases and contracts.
The Director plays a critical role in maintaining a safe and functional environment that supports MAOF's mission and services. This position requires a consistent on-site presence and is not eligible for hybrid or remote work.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES - Oversee day-to-day facilities management for agency-owned and leased sites.
- Coordinate and supervise facility maintenance, custodial services, and repair operations.
- Respond to and manage emergency facility issues and coordinate urgent repairs.
- Review and negotiate leases for new facilities; manage lease renewals. Maintain and store leases appropriately.
- Develop scopes of work and collaborate with the procurement department for renovation and construction bids.
- Participate in long-term planning for capital improvements and infrastructure upgrades.
- Prepare cost estimates and assist in securing funds/budget for facility-related projects.
- Develop and manage project forecasting, cost control, and reporting.
- Monitor utility consumption and implement cost-saving measures.
- Write, manage, and oversee contracts and contractor performance.
- Oversee or coordinate implementation of building automation systems (e.g., HVAC, lighting, access control).
- Work with IT or security consultants to maintain and upgrade facility-related technology systems.
- Ensure all work aligns with safety, building codes, and permitting requirements.
- Develop and implement agency-wide safety and risk management programs.
- Lead emergency preparedness, fire, health, and sanitation compliance efforts.
- Oversee security systems and key control protocols.
- Maintain and secure required licenses and permits (e.g., building, fire, health, Community Care Licensing).
- Maintain accurate records of inspections, repairs, and contract documents for all projects and sites.
- Ensure compliance with local, state, and federal facility-related regulations.
- Supervise facilities and custodial staff, providing training, evaluations and support as needed.
- Collaborate closely with program directors to meet site-specific facility needs.
- Represent MAOF in meetings with vendors, community organizations, and regulatory agencies.
- Lead special projects and events requiring facilities coordination.
- Flexibility to work evenings and weekends when emergencies or projects require.
- Supervise and maintain agency-owned vehicles, including maintenance schedules, inspections, and records.
- Develop training plans for facilities and custodial staff.
- Ensure procurement processes comply with agency policies and applicable laws.
- Other duties as assigned.
MINIMUM QUALIFICATIONSTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skills, and/or abilities required to perform the job successfully
- Bachelor's degree in Facilities Management, Engineering, Construction Management, or related field.
- Minimum five (5) years of progressively responsible experience in facilities or operations management.
- Minimum two (2) years of supervisory experience, preferably in a multi-site environment.
- Strong knowledge of vendor/contractor management, permits, and regulatory compliance.
- Experience with lease negotiation and infrastructure improvement projects
- Knowledge of the Federal Davis-Bacon Act.
- Must be able to interpret building plans, schematics, and technical manuals.
- Capable of preparing clear and concise reports for management and funders.

- Bilingual in English/Spanish is preferred.
SPECIAL REQUIREMENTS - Must be available for emergency calls or site visits after regular business hours, including weekends and holidays.
- Must have a valid California driver's license and current automobile insurance.
- Must have access to a reliable vehicle and be able to travel between multiple sites regularly.
- Must be able to resolve facility-related conflicts professionally and diplomatically when dealing with staff, vendors, or the public.
- Must be able to travel as required.
- Must be able to lift and/or move up to 50 pounds
