Position Summary:Responsible for the management and operations of the historic and award-winning Crosstown Concourse in midtown Memphis, TN. The Executive Property Manager's main objective is to provide concierge-level service to optimize performance, maximize value, and further the health, harmony, and sustainability of the Crosstown Concourse vertical urban village.
We are looking for someone who is a decisive and accountable operator who also thrives in complex environments and takes pride in making large, advanced systems run well. Crosstown is a 1.5 million square foot, fast-paced, active urban ecosystem. This position requires someone who enters every conversation with a sense of curiosity and takes ownership to solve problems and maintain a high standard of performance.
Responsibilities:- Provide strategic management and leadership for all aspects of Crosstown Concourse operations, including management and maintenance staff, environmental services, and security team. Think proactively about how to improve operations and building efficiency.
- Maintain regular, positive and effective tenant and key stakeholder communications, and act as the primary point of contact for those relationships as it relates to all aspects of the facility and site. Address tenant needs and concerns promptly, understanding the unique requirements of non-profit, commercial and retail operations.
- Work collaboratively with all management team members, including department heads in events/programming, marketing/communications, security, residential management, and engineering.
- Develop operating and capital budgets, track variances, proactively address financial risks, oversee the completion of CAM reconciliations, and ensure smooth recovery process.
- Identify, train, and mentor key operational team members as needed.
- Work closely with Senior Property Manager to act as managing partner and back-up as needed.
- Manage and negotiate vendor contracts with clear performance expectations.
- Maintain comprehensive annual inspection process for Crosstown utilizing industry best practices. Drive preventive maintenance rigor and inspection discipline. Identify inefficiencies and implement measurable improvements.
- Maintain interface with Crosstown building ownership, the Crosstown Redevelopment Cooperative Association, and Commercial Advisors' accounting team to ensure total contract compliance, including preparation of accurate and timely reporting and forecasting.
- Coordinate and oversee on behalf of Crosstown Building Owner all tenant and building construction work to ensure timely and accurate completion that is high quality and on budget.
- Actively foster positive relationships throughout the Crosstown Concourse tenant community, Parcels residents, students and visiting guests. Communicate clearly and directly regarding policies, timelines, and expectations. Resolve issues professionally and document outcomes.
- Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives.
Requirements
Experience: - Bachelor's degree
- 10-15 years' experience in property management; experience with mixed-use environments and place-making is preferred (office, retail, hospitality, healthcare, education/campus)
- Embraces AI as a professional tool - experience and comfort using platforms like ChatGPT, Claude, or similar AI assistants to enhance productivity, improve communication quality, analyze data, problem-solve, support decision-making and streamline day-to-day operations; willingness to explore new AI applications as they emerge.
- Strong knowledge of finance and building operations
- History of managing internal/external teams serving campus style environments (hotel, campus, hospital, etc.)
- Certified Property Manager (CPM) or similar designation preferred.
