Sevan Multi-Site Solutions is seeking a
Commercial Estimator to support national construction programs across the restaurant (QSR), grocery, retail, and government sectors.
This role plays a critical leadership position within Sevan's preconstruction team, partnering with operations, clients, and trade partners to deliver accurate, strategic pricing for both high-volume multi-site programs and larger, more complex commercial construction projects.
The ideal candidate is an experienced estimator who enjoys producing preconstruction activities, analyzing risk, and collaborating closely with operations teams to develop competitive pricing strategies.
Summary: The Estimator responsible for preparing cost estimates that will be used to develop conceptual budgets, ROM estimates, and hard bid proposals. The Estimator will be required to have knowledge of all trade costs associated with the construction projects. The Estimator will need to be able to work independently as well as part of a larger team.
Essential Duties and Responsibilities:- Reviews and interprets project documents to prepare clear, complete subcontractor scope of works and bid packages.
- Creates a project Invitation to Bid for subcontractors on Building Connected or other bidding platforms.
- Reviews project documents to create RFIs (Request for Information) for submission to the Architect.
- Reviews project documents to determine risks to Sevan and assist the Bid Leader in the creation of the Risk Register.
- Visits project sites and provides Sevan with a detailed site assessment using Sevan's Capture software.
- Manages the estimating assistant/bid team in identifying qualified subcontractors and establish and maintain bid solicitation lists.
- Capable of simultaneously estimating various projects, multitasking, and transitioning between tasks.
- Reviews subcontractor RFI's to determine if they need to be included in the RFI to Architect list or if they can be answered internally.
- Investigates local market conditions and their effect on costs and schedule.
- Responsible for providing quantity take-offs of building elements to determine material and labor costs utilizing on-screen computer take-off software.
- Reviews subcontractor quotes to ensure they meet the intent of the specific scope of work and project documents and are in line with Sevan's contractual requirements.
- Creates estimate sheets breaking down elements of the bid using the MasterFormat CSI Codes.
- Writes clear and concise proposals accurately conveying inclusions, qualifications, and exclusions.
- Takes ownership of the estimating process for assigned projects and provides direction to the estimating assistants and other contributing team members.
Qualifications: - Bachelors Degree in Engineering, Construction Management or equivalent
- 4-8 years related experience and/or training in commercial estimating, multi-site estimating; or equivalent combination of education and experience.
- Demonstrated mastery of preconstruction and estimation skills.
- Exceptional verbal and written communication skills, engaging seamlessly with individuals at all levels of the project, including management, project teams, clients, contractors, and vendors, to ensure clear and effective exchanges.
- Ability to prepare and deliver professional proposals, and to make persuasive presentations of estimates and respond to questions from Sr. Management, clients, and customers.
- Ability to clearly articulate all scopes of work to subcontractors.
- Experience with Microsoft Office (Outlook, Teams, Excel, Word), Smartsheet, Bluebeam, Building connected, and on-screen take-off software. Familiarity with RS Means, ProEst, or similar construction pricing software is a plus.
- Experience in Government projects a plus.
Work Conditions & Travel:This position is based out of our corporate office in Plano, TX (Dallas), on a hybrid schedule.
Pay & Benefits: The anticipated compensation range for the position is $90,000 - $110,000, is based on a full-time schedule, market and business conditions, and is commensurate on individual education, qualifications, and experience.
