Full Job Description
Position Title: Estimator

Salary Range: $145,000-$180,000 / Year, DOE

Build the numbers behind complex healthcare projects where accuracy, collaboration, and smart preconstruction decisions directly shape the outcome. This Estimator will support negotiated commercial construction projects from early conceptual budgeting through GMP development, performing quantity takeoffs, cost analysis, and pricing while partnering closely with preconstruction, project management, and operations teams. Projects range from occupied healthcare renovations and tenant improvements to major ground-up facilities valued at $40M-$80M.

The ideal candidate is a strong commercial construction estimator with a general contractor background who understands how to develop reliable budgets with incomplete information, manage multiple active pursuits and collaborate without ego in a team-driven environment. Healthcare, life sciences and negotiated project experience will stand out.

Responsibilities
  • Develop conceptual budgets, detailed estimates and cost forecasts for commercial construction projects
  • Perform quantity takeoffs, cost analysis and pricing across renovation, tenant improvement and ground-up scopes
  • Support negotiated project pursuits, RFP responses, design-build opportunities and GMP development
  • Review drawings, specifications and evolving construction documents to identify scope, cost considerations and constructability impacts
  • Partner with Preconstruction Managers, Project Managers, Project Executives and operations teams throughout the estimating process
  • Manage estimating priorities across multiple active projects and pursuits while maintaining accuracy and responsiveness
  • Support value engineering, budget control, long-lead planning and other preconstruction efforts as projects move from concept toward construction
  • Build and maintain productive relationships with subcontractors and trade partners to strengthen market pricing and project intelligence

Requirements
  • Mid- to senior-level commercial construction estimating experience
  • Experience estimating and pricing commercial projects valued at $1M or more
  • General contractor estimating background strongly preferred
  • Strong knowledge of conceptual estimating, budgeting, cost forecasting and construction document review
  • Ability to develop accurate pricing during early design phases when project information is still evolving
  • Proven ability to manage multiple estimates, deadlines and project teams simultaneously
  • Collaborative, team-first approach with strong communication, organization and analytical skills
  • Healthcare, life sciences, GMP, negotiated project and Pacific Northwest subcontractor market experience highly preferred
