DescriptionPosition Summary: The Enterprise Lifecycle Scheduling Manager creates, implements, governs, and continuously improves Wallick's Enterprise Scheduling Program and standardized Project Lifecycle. This role serves as the enterprise scheduling authority and corporate Microsoft Project administrator, establishing a single integrated schedule for each development from site identification through stabilized operations, warranty completion, and final closeout. The position connects Development, Finance, Design, Preconstruction, Construction, Operations, Compliance, Property Management, and Asset Management milestones into one portfolio management system that improves forecasting, accountability, and executive decision-making.
Qualifications Required:
• Bachelor's degree in Construction Management, Engineering, Project Management, Business Administration, or a related field; equivalent experience may be considered.
• Minimum of five years of experience in scheduling, project controls, construction management, project management, development coordination, or a related discipline.
• Advanced proficiency in Microsoft Project and demonstrated experience creating and managing Critical Path Method (CPM) schedules.
• Experience with resource-loaded scheduling and strong understanding of multifamily development and construction processes.
• Strong analytical, organizational, communication, problem-solving, and influencing skills.
• High attention to detail and commitment to data integrity
Preferred Qualifications:
• Experience with LIHTC developments.

Functions and Responsibilities:
Enterprise Scheduling Program Administration
- Serve as Wallick's enterprise scheduling authority and corporate Microsoft Project administrator.
- Develop and maintain enterprise schedule templates, standardized WBS structures, coding standards, project naming conventions, baseline records, revision tracking, and schedule documentation.
- Support future implementation of Project Online, Project for the Web, Power BI integration, portfolio dashboards, and schedule data governance.
Portfolio Schedule Management
- Create, maintain, and update enterprise master schedules and individual project schedules across active developments.
- Forecast project completion, occupancy and lease-up milestones, final cost certification, 8609 issuance, operational readiness, and closeout timing.
- Monitor milestones, float consumption, critical path movement, long-lead procurement, municipal approvals, inspections, turnover planning, and resource constraints.
- Partner with Project Managers and Construction Managers to validate schedule updates, identify risks, and develop mitigation or recovery plans.
Executive Reporting and Analytics
- Prepare recurring reports on portfolio schedule health, milestone achievement, float analysis, schedule variance, recovery opportunities, resource forecasting, occupancy forecasting, 8609 forecasting, operational readiness, and executive risk dashboards.
- Provide schedule analysis and recommendations for executive leadership meetings, investment planning, portfolio reviews, staffing discussions, and operational planning.
- Monitor and improve schedule accuracy, forecast reliability, critical path performance, permit duration, municipal review duration, construction duration, recovery effectiveness, and milestone reliability.
Cross-Functional Coordination
- Coordinate lifecycle schedule inputs across Development, Preconstruction, Architecture, Civil Engineering, Legal, Finance, Accounting, Project Management, Construction Management, Operations, Marketing, Property Management, Compliance, and Asset Management.
- Facilitate milestone review conversations, clarify ownership, document constraints, and keep departments aligned on upcoming decisions and handoffs.
- Influence cross-functional teams without direct supervisory authority through visibility, structure, accountability, and reliable data.
Recovery Scheduling and Continuous Improvement
- Develop recovery schedules, schedule impact reviews, delay analysis support, corrective action recommendations, and recovery performance tracking.
- Standardize scheduling processes, improve executive dashboards, strengthen data quality, and implement industry best practices.
- Support Construction Operations Modernization initiatives through development of scalable scheduling platforms that improve predictability and accountability.
Enterprise Lifecycle Responsibilities
- Manage the standardized Wallick Project Lifecycle from site identification through due diligence, financing, approvals, design, permitting, construction, occupancy, cost certification, 8609 issuance, warranty, stabilization, and closeout.
- Establish scheduling policies, templates, WBS structures, naming conventions, update standards, baselines, version control, schedule audits, and compliance reporting.
- Maintain enterprise master schedules, executive milestone schedules, critical path schedules, portfolio forecasts, and recovery schedules.
