Summary:
To manage and ensure the reliable operation of a number of computer-based security, communications, and safety systems in designated buildings by designing, installing, inspecting, troubleshooting, maintaining and upgrading mini-computers, local area networks, communications interfaces, door controllers and monitors, card access systems, CCTV, intercom systems, personal alarm transmitter monitoring systems, fire alarms, uninterrupted power supply systems and perimeter intruder detection and alarm systems.
1. design, install, inspect, troubleshoot, maintain and upgrade systems
2. monitor performance of both hardware, software, networks and related equipment
3. identify system problems and develop solutions
4. install new systems and/or upgrades of existing systems
5. perform hardware, software and network maintenance to ensure ongoing stable operation
6. diagnose problems and take action to correct them
7. re-start and download software, reinitialize devices and take other necessary steps to maintain systems in, or restore them to, operational status
8. directs contractors and staff to perform repairs and maintenance to systems and establishes performance standards, monitors work performed to ensure compliance with applicable standards and codes;
9. schedules and prioritizes annual maintenance
10. reviews drawings, test procedures and manuals systems hardware, software and related equipment
11. responds to emergency calls such as alarms, power outages, system outages, equipment failures, etc.
12. provide estimate input for operation, maintenance and project budgets; provides input into long range plans
13. assigns, monitors, and checks work of contractors
14. participate in project planning and budgeting
15. perform, monitor and inspect the work completed within assigned area.
16. ensure compliance with trades and CBRE/AFSI standards and/or relevant codes and legislation.
17. provide input to operating, maintenance and project budgets and long-range plans via Building Condition Reporting inspections and/or other observations
18. Perform preventative and corrective maintenance to ensure facility uptime objectives are met, uninterrupted client operation and asset integrity of assigned facility are maintained.
19. Oversees and maintains, troubleshoots and repairs mechanical and electrical building systems and equipment
20. Oversees and responds to routine and on-demand service requests and performs preventative and corrective maintenance on facility.
21. Oversees the maintenance of as well as maintains work order records within service management maintenance database. Initiates documents to obtain formal approval of work required.
22. Coordinates and assists in the implementation of preventative maintenance program (CMMS) through the Smart Sheets. Ensures that deficiencies are identified, recorded and escalated, and that related documentations are maintained
23. Coordinates and participates in facility-related projects as required
24. Oversees and maintains all assigned tools and arranges for repair, and calibration/inspection and replacement where required.
25. Provides, participates in and supports training, safety meetings, operational meetings, toolbox talks, Fleet vehicle Inspections/Maintenance etc.
26. Be able and willing to work shifts, be available for on-call/standby and emergency callouts as they arise
27. Assists in enhancing tenant and customer satisfaction and maintaining positive relations through the way work is performed and services delivered.
28. receive service requests and perform and/or assign work to vendors as appropriate
29. coordinate repair using authorized service provider(s)
30. document activities related to building operations and maintenance utilizing CMMS another operational avenue
31. Provide building level communications details to administration team in order to advise clients of work schedules etc.
32. ensure the delivery of services meet contract requirements and comply with internal polices, trades standards and legislation related to environment, health and safety and fire protection
33. Prioritize preventive maintenance schedule(s) using CMMS and review as required for changes and/or updates review drawings, test procedures and manuals on new equipment
34. Comply with in office and site attendance requirements
Knowledge and Skills
1. Three (3) to five (5) years construction/building maintenance/operations experience
2. In-depth knowledge of commercial building systems
3. Proven ability to effectively manage people: schedule and assign duties, monitor and evaluate performance,
4. Awareness of Environment, Health & Safety requirements
5. Excellent interpersonal and strong customer-oriented skills
6. Excellent oral and written communication skills
7. Ability to multitask several projects including competing deadlines
8. Analytical and problem-solving skills to mitigate and manage project risks
9. Ability to work independently as well as within a team environment
10. Ability to influence, persuade and negotiate to achieve desired outcomes
11. Must be able to develop and maintain relationships with all project stakeholders
12. Good working knowledge of industry best practices as well as the ability to continuously innovate in order to optimize project delivery and deliver value to the client
13. Computer proficiency with recognized database, e-mail and word processing applications in particular along with the ability to quickly learn new applications
Licenses and or professional accreditation
1. Must meet site and/or position specific security clearance requirements imposed by the client for an assigned location and/or region.
2. Valid drivers' license (as required)
Supervision / Direction Exercised
1. Provides formal instruction and direction to vendors working on machinery and equipment including training, scheduling of work and assigning tasks.
2. Provides direction to vendors performing work to ensure that regulatory requirements are met.
Physical Assets / Information Management
1. May operate a Company issued vehicle in alignment with CBRE/AFSI and/or any other applicable Policies and procedures
2. Operate and maintain equipment and use of tools in alignment with CBRE/AFSI and/or any other applicable Policies and procedures
3. All applicable IT assets to be used in alignment with CBRE/AFSI and/or any other applicable Policies and procedures.
Financial Resources
1. All financial decisions/purchases to be made in alignment with CBRE/AFSI and/or any other applicable policies and procedures
2.Ensure timely and accurate submission of reports/transactions related to authorized expenditures
The successful candidate will be required to attain and maintain a valid and active RCMP Enhanced Security Clearance (ERSC). Please note, a condition for attaining an Enhanced Reliability Security (ERS) clearance includes the condition that applicants must have lived in Canada a minimum of five years to apply for ERS.
