Full Job Description
POSITION OVERVIEW

Property Insight is seeking a highly self-directed FNF Discovery Coordinator to support FNF and Property Insight's strategic expansion of title plant coverage through acquisition, conversion, and new plant development. This role is responsible for conducting on site discovery activities that evaluate operational readiness, asset conditions, and local market practices critical to expansion decisions. Serving as a key field liaison, the FNF Discovery Coordinator ensures discovery findings are accurate, well documented, and reflective of local market realities. Working closely with Market Discovery, Asset Management, Legal, and Plant Strategy teams, this role supports data driven, compliant, and scalable title plant expansion while fostering relationships that enable long term operational.

This role is hybrid and can be based in one of our following offices:

  • Maitland, FL
  • Pasadena, CA
  • Oak Brook, IL


DUTIES & RESPONSIBILITIES

  • Conduct on site discovery activities to support the title plant expansion, including conversion, build out, or acquisition of title plants in new and expansion markets.
  • Perform direct engagement with local stakeholders, county offices, abstractors, and subject matter experts (SMEs) to gather operational insights.
  • Review and validate discovery documentation related to title plant operations, data sources, and historical coverage.
  • Perform on site assessments of title plant assets, facilities, and workflows to evaluate operational readiness and data integrity.
  • Capture and organize on site photographs of physical assets for documentation and reporting purposes.
  • Collect and document plant level agreements, financial arrangements, access agreements, and related supporting materials.
  • Develop and maintain strong relationships with local SMEs to support ongoing discovery efforts and future market needs.
  • Compile findings into organized summaries and provide timely updates to management and cross functional partners.
  • Coordinate closely with internal teams, including Market Discovery, Asset Management, Legal, and Plant Operations, to ensure complete and accurate discovery outcomes.
  • Support multiple concurrent discovery projects while meeting established timelines and quality standards.
  • Manage assigned projects end-to-end, prioritizing tasks, meeting deadlines, and operating with minimal supervision.
  • Collaborate with internal stakeholders to clarify requirements and support informed expansion decisions.
  • Collaborate with title examiners, underwriters, and legal teams to ensure the integrity of title data and support underwriting decisions.
  • Stay current with industry trends, legal updates, and technological advancements in property data analysis and title research.


MINIMUM REQUIREMENTS

  • Bachelor's Degree or equivalent experience
  • Experience supporting title plant acquisition, expansion, and/or conversion projects.
  • Familiarity with large-scale title plant systems and land record repositories.
  • Experience working across multiple jurisdictions and regulatory environments.
  • Experience with title insurance underwriting or curative title work.


COMPENSATION & BENEFITS

FNF, its affiliates, and subsidiaries carefully considers multiple factors to determine compensation, including a candidate's education, training, specialty, experience, and work location. Based on location and job-related factors such as skillset and experience, this position has the potential to earn compensation in the range of $80,000 - $90,000 annually. Actual rate may vary within the range provided, depending on a number of factors, including skillset, experience and location. The base compensation is one component of the total rewards package offered to our employees, including optional health and welfare insurance (medical/dental/vision/life/disability); paid holidays, vacation, and sick time off; and matching 401(k) plan and matching employee stock purchase plan.
