Job Description Summary
Position: Director, Transaction Management - Strategic Industries (Technology, Aerospace & Defense, Life Sciences & R&D)

Position Summary: Lead the day-to-day transaction management for a specialized broker-led advisory team serving clients in the technology, aerospace & defense, life sciences, and research & development sectors. Partner closely with the brokerage team and client stakeholders to execute some of the most complex and mission-critical lease transactions in our industry - including cleanrooms, secure/classified facilities, R&D and laboratory space, and other specialized-use environments.

Essential Responsibilities:

Portfolio & Client Management:
  • Align with client's real estate objectives, accounting for sector-specific drivers such as product development timelines, government contract cycles, clinical/research milestones, and funding events
  • Optimize the portfolio according to client workplace and facility strategies, including specialized space types such as laboratories, cleanrooms, and secure/classified environments
  • Manage brokerage professionals - including brokers with sector-specific expertise - to effectively negotiate lease, sale, sublease, and purchase terms for high profile facilities
  • Ensure consistency between C&W service areas and the client's real estate, facilities, security, and compliance functions
  • Oversee documentation flow and client communications, maintaining a high standard of discretion and confidentiality given the sensitivity of client operations and facilities
  • Partner with senior operational, security, and compliance groups to identify real estate needs and opportunities

Transaction Management:
  • Responsible for day-to-day transaction management and service delivery for a broker-led account, coordinating closely with brokerage partners on deal strategy and execution
  • Execute complex, high-value transactions, including build-to-suit, acquisitions and dispositions, and other specialized-use facility transactions
  • Communicate project parameters based on client needs, including technical, security, and regulatory requirements specific to the client's industry
  • Manage broker selection, transaction negotiations, and legal document review for facilities with specialized infrastructure needs.
  • Coordinate with architects, engineers, and specialty consultants on facility requirements unique to technology, aerospace & defense, life sciences, and R&D environments
  • Ensure financial data accuracy and compliance with state real estate standards
  • Oversee budgeting and revenue tracking

Strategic Planning:
  • Develop and provide strategic real estate advice tailored to innovation-driven and essential operating environments
  • Identify and implement occupancy cost-saving and expansion/contraction strategies which are aligned to clients' objectives
  • Support business case development and strategic plan execution
  • Manage stakeholder coordination for proposed transactions, including the client's security, legal, and technical/facilities teams as needed
  • Draft decision documents based on business justifications
  • Liaise with counsel for lease document preparation
  • Conduct transition review meetings post-lease execution

Additional Duties:
  • Participate in ad hoc portfolio and transaction-related exercises
  • Organize market updates and best practice presentations specific to the technology, aerospace & defense, life sciences, and R&D sectors as part of a global team
  • Monitor market trends affecting specialized-use real estate, including life sciences and lab market conditions, and secure-facility availability
  • Willingness to travel as needed to support client site visits at specialized facilities

Additional Qualifications:
  • Must obtain and hold a state real estate salesperson license in the state of Colorado.
  • In-office presence required five (5) days per week.
  • Ability to travel up to 10% of the time

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate's experience and qualifications.

The company will not pay less than minimum wage for this role.

The compensation for the position is: $ 127,500.00 - $150,000.00
