The Blueprint
Reporting to the SVP, Sales & Marketing, the Director, Strategic Marketing, provides guidance to leadership over marketing strategy, product positioning, and revenue optimization across the organization's portfolio. This role is accountable for shaping long-term marketing and pricing strategies that maximize enterprise value, inform investment decisions, and strengthen the company's competitive market position.
The Director acts as a strategic advisor to senior leadership, translating market intelligence, consumer insights, and financial analysis into actionable strategies across pricing, suite mix, branding, and go-to-market execution. The role requires extensive cross-functional influence, guiding internal teams and external partners to ensure alignment between product design, market demand, and financial performance.
A Glimpse of Your Daily Activities
- Own the enterprise pricing strategy across all projects, ensuring alignment with market conditions, brand positioning, and long-term profitability.
- Lead pricing governance, including approval of pricing structures and strategic adjustments through the project lifecycle.
- Communicate with Sales Control to implement all pricing models into the CRM software
- Review and approve project condominium documents and Agreements of Purchase and Sale
- Assess and influence financial outcomes through pro forma reviews and P&L impact analysis.
- Guide the strategic direction for suite mix, unit sizing, and product design based on evolving consumer demand, market trends, and competitive positioning.
- Partner with Product Development and architectural teams to ensure product offerings align with strategic intent and target demographics.
- Champion innovation in product configuration and finish standards to drive differentiation.
- Provide strategic leadership to sales performance initiatives by identifying risks, opportunities, and corrective strategies to achieve revenue targets.
- Diagnose gaps in product strategy or sales execution and guide adjustments at the portfolio level.
- Serve as a senior thought partner to Sales leadership, offering data driven insights and market forecasts.
- Lead the development of high level marketing and brand strategies for new launches and active communities.
- Define target market strategies and oversee positioning to ensure brand consistency and market resonance.
- Direct competitive intelligence efforts, translating insights into strategic advantage.
- Identify and evaluate new marketing channels, technologies, and partnerships that enhance reach, conversion, and brand equity.
- Synthesize market comparables, macro trends, and portfolio insights to support investment decisions.
- Partner with SVP, Sales & Marketing to shape long term portfolio and growth strategies. And make recommendations with high level assumptions such as revenue per sf, finish levels, parking assumptions, suite mix, average sizes, etc
- Act as a core strategic contributor to project feasibility and land acquisition evaluations.
- Provide functional leadership and mentorship across marketing, product, and sales stakeholders without relying solely on direct authority.
- Build strong relationships with external consultants (architects, designers, agencies) to ensure strategic alignment and quality outcomes.
- Model strategic thinking, continuous improvement, and disciplined decision making.
The Architect of Your Success
- Masters, Business degree or MBA
- Must have minimum 8-12 years of marketing / Sales experience.
- Strong analytical skills are a must
- Strong knowledge of P&L, ROI, and financial modeling
- Orientation towards continuous improvement and creative problem solving;
- Bring fresh, market-focused perspectives to drive growth and differentiation.
- Proficiency with MS Office Suite and comfort with digital tools.
- Experience with ticketing systems, data analysis tools, and reporting frameworks.
Nice to Have- Real Estate or Construction experience as asset
- Experience using AI-based recruitment tools or data analytics.
- Ability to analyze and interpret sales and marketing metrics and improve processes and make suggestions based on insights.
