Reporting to the Vice President, Procurement, the Director, Procurement is a key leadership role responsible for shaping how GTA Homebuilding procures, costs and delivers homes across our business. This role sits at the intersection of homebuilding operations, trade partner strategy, estimating, product innovation and supply chain optimization.
As a trusted partner to senior leaders across Procurement, Construction, Product Development, Architecture, Finance, Sales & Marketing and Stelumar Advanced Manufacturing Inc. (SAMI), you will help drive the future of homebuilding at Mattamy. From managing strategic trade relationships and cost forecasting to supporting manufacturing innovation and scalable building solutions, you will play a direct role in delivering exceptional homes while improving cost predictability, efficiency and customer value.
We're looking for a leader with deep residential homebuilding experience, strong commercial acumen and a passion for building high-performing teams and industry-leading trade partnerships.
What you'll do
- Lead and develop a team of Contracts Managers and Procurement Specialists, fostering accountability, collaboration and continuous improvement.
- Partner closely with the Vice President, Procurement to execute strategic priorities, strengthen organizational capability and drive business results.
- Develop and execute procurement and trade partner strategies that optimize cost, quality, schedule certainty and customer value.
- Lead sourcing, tendering, trade negotiations and contract strategies across labour, materials and manufactured building components.
- Build and maintain strong relationships with key trade partners and suppliers, creating long-term partnerships focused on performance, innovation and shared success.
- Partner with Construction, Product Development, Architecture, Finance, Land Development and SAMI to identify value engineering opportunities, improve product offerings and enhance construction efficiency.
- Guide estimating and cost management activities, including market intelligence, benchmarking, forecasting and cost modelling.
- Support land acquisition and underwriting activities through feasibility budgets, cost assumptions and risk analysis.
- Establish supplier and trade partner performance metrics, accountability frameworks and reporting mechanisms.
- Drive continuous improvement initiatives that improve procurement effectiveness, cost predictability, schedule reliability and operational performance.
- Support future-focused building initiatives, including advanced manufacturing, prefabrication, modular construction and sustainable building solutions.
- Prepare and present strategic recommendations, business cases, capital requests and procurement initiatives to executive leadership.
What you bring
- Post-secondary education in Engineering, Construction Management, Business, Supply Chain, Quantity Surveying or a related discipline.
- 10+ years of progressive experience in procurement, estimating, supply chain, construction operations or related disciplines within residential construction, manufacturing, infrastructure or a similarly complex environment.
- Proven success leading procurement and estimating functions in a production homebuilding environment.
- Deep understanding of residential construction methods, trade partner management, estimating, cost planning, contracting and procurement best practices.
- Demonstrated expertise in developing and analyzing detailed cost breakdowns using complex Bill of Materials (BOM) cost modeling methodologies, with the ability to identify cost drivers, evaluate design and specification impacts, and support data-driven decision-making.
- Demonstrated financial and commercial acumen, including budgeting, forecasting, cost modelling, business case development and market analysis.
- Proven ability to influence and collaborate across multiple functional groups and senior leadership teams.
- Strong negotiation skills with experience managing complex supplier and trade partner relationships.
- Exceptional analytical, communication and presentation skills.
- Strategic mindset with the ability to balance long-term planning and operational execution.
- Strong project management and organizational skills, with the ability to prioritize and deliver results in a fast-paced environment.
Bonus points
- PMP, Lean Six Sigma, SCMP or other procurement/supply chain designation.
- Experience with JDE, SmartSheet, ERP/MRP systems or similar project/procurement systems.
- Experience supporting manufacturing, prefabrication or advanced building methodologies.
