Your role at a glanceThe Director, Portfolio Management plays a critical leadership role within Global Portfolio Management, responsible for structuring, executing,
and actively managing third-party investment in U.S. greenfield data centre assets. The role spans the full development lifecycle-from
origination and feasibility through financing, construction, delivery, and stabilisation. The position serves as a strategic partner to investors,
senior leadership, and key internal functions including Finance, Legal, Construction, Design, and Power.
What we are looking for Joint Venture, Asset & Investor Management- Oversee the financial performance of JV and assets, including development entities
- Support equity processes, shareholder funding, and distributions
- Ensure compliance with key agreements, including JV, funding, operator, and third-party covenants
- Assess the financial impact of key business decisions related to JVs, customer contracts, suppliers, pricing, and development timing
- Lead, together with relevant teams, asset-level financial strategies to ensure sustainable financing, liquidity, and compliance
Joint Venture, Asset & Investor Management- Oversee financial and financing models including base case, downside scenarios, covenant headroom and sensitivity analyses, in cooperation from the Business Model team
- Ensure the team aligns models with development progress, leasing assumptions, capex phasing, and financing structures
- Assess and communicate financial risks, mitigants, and downside scenarios to senior management and investors, challenge development business cases (IRR, NPV, yields, cost curves) for greenfield and expansion projects
- Analyse liquidity requirements, and funding sources across multi-year development plans
- Act as partner to internal teams and external investors on strategies, and investment decision-making
Financing & Capital Structure- Lead project finance and corporate financing processes for new and existing data center assets, including initial bank financings, refinancings, and amendments
- Lead the commercial and legal negotiation of financing packages, including debt terms, covenants, security structures, and conditions precedent, in coordination with Legal and advisors
- Coordinate and support hedging strategies (interest rate swaps, caps, floors), including interaction with treasury, hedging advisors, and lenders
- Own financing-related workstreams with lenders, their advisors, shareholders, and internal stakeholders
- Manage liquidity, debt levels, covenant compliance, reporting obligations, compliance, and lender interactions under SFAs and ancillary agreements
Reporting, Governance & Decision Support- Prepare and present board-level and investor reporting, providing clear and pragmatic financial insights to support investment and development decisions
- Support audits, lender reviews, and due diligence processes
- Manage or oversee JV finance functions including budgeting, cash management, planning, accounting coordination, year-end closing, and reporting
- Act as a business partner, not only a reporting function, actively challenging assumptions and supporting decision-making
- Calculate and track global cost allocations to different regions
KNOWLEDGE, SKILLS & ABILITIES
- Advanced Excel skills (formulas, pivot tables, modeling).
- Strong PowerPoint skills for executive-ready presentations.
- Excellent analytical and problem-solving skills.
- Experience with financial systems (e.g., SAP, Yardi) is a plus.
- Ability to work independently and cross-functionally in a fast-paced environment.
- Strong written and verbal communication skills.
- Demonstrated ability to manage multiple tasks and deadlines.
- Act as a 'business partner'.
Education & Experience
- Bachelor's degree in Finance, Economics, Accounting, Engineering, Mathematics, or a related analytical discipline (Master's degree or MBA preferred/CFA).
- Minimum 10-12 years of relevant experience in infrastructure, real estate, private equity, investment banking, or project finance.
- Proven experience working with institutional investors, joint ventures, and complex capital structures.
- Strong track record in financial modelling, valuation, and investment analysis.

Work conditions & other requirements- This position is expected to be remote for the foreseeable future with an occasional need to be onsite in a shared work environment.
- Must have flexible work schedule to accommodate across global business hours
- Travel will be required, up to 10%.
Compensation Pay RangeThis is a remote position that requires reliable internet connection and electricity. A monthly stipend is provided to cover expenses associated with working remotely and use of a personal mobile device. NTT Global Data Centers Americas, Inc. offers competitive compensation based on experience, education, and location. Base salary for this position is $160,700.00 - $248,800.00 All regular full-time employees are eligible for an annual bonus; payout is dependent upon individual and company performance.
