As the Director of Strategic Growth & Client Relations, you will be steering the strategic growth and expansion of our property management portfolio. This position identifies new business opportunities, cultivates strong relationships with property owners and investors, and develops data-driven growth strategies that align with our operational capabilities and long-term objectives. As the Director of Strategic Growth & Client Relations you will conduct comprehensive market research, prepare and negotiate management proposals, and partner closely with internal teams to ensure successful onboarding of new communities. This role plays a critical part in strengthening our market presence and driving sustainable company growth.
What You'll Do...- Lead direct outreach to Avanti's current investor and ownership relationships to identify third-party management opportunities.
- Develop, strengthen, and oversee high-value relationships with property owners, developers, investors, brokers and key industry partners- serving as a senior relationship steward to drive long-term business growth
- Expand outreach across Avanti's current state footprint using CoStar and broker relationships (Cushman & Wakefield, CBRE, JLL).
- Represent Avanti at NMHC's Annual Meeting, NAA Apartmentalize, AAMD, and other industry events.
- Direct comprehensive market research and competitive intelligence efforts, including pricing analyses, revenue modeling, feasibility assessments, and identification of new revenue streams that support strategic expansion.
- Oversee the preparation, delivery, and negotiation of proposals and RFP responses, ensuring compelling positioning and alignment with client needs and company capabilities.
- Own the CRM pipeline (HubSpot) and inbound leads generated through Avanti's third-party management website.
- Monitor macro- and mirco- market dynamics, including rent trends, occupancy drivers, ownership activity, and regulatory shifts, translating insights into actionable business development priorities.
- Serve as the ongoing point of contact for signed third-party clients and existing investor relationships after contracts are signed.
- Coordinate with Asset Management and Operations on client reporting, budget review conversations, and owner check-ins.
- Track client satisfaction, flagging risk early.
- Support onboarding of newly signed assets alongside the Transition/Onboarding Manager role as the portfolio scales.
- Partner directly with the EVP on go-to-market strategy and prioritization across investor outreach and in-market expansion.
- Report pipeline status, signed contracts, and unit growth against plan on a regular cadence.
Requirements
What You Need to Succeed...- Bachelor's degree with major coursework in business, real estate, finance, or a related field required.
- Master's degree in business, real estate, or a related field preferred.
- 7+ years of experience in multifamily real estate, with meaningful exposure to third-party property management, investor relations, or institutional ownership relationships, required.
- Demonstrated ability to negotiate contracts, craft persuasive proposals, and develop strategic plans that support property performance and portfolio growth.
- Prior experience standing up or scaling a business development, third-party management, or brokerage function from an early stage preferred.
- Establish success in building and sustaining strong relationships with property owners, investors, developers, and other key real estate stakeholders.
- Strong working knowledge of multifamily operations and reporting (Yardi, Funnel, or comparable platforms) sufficient to speak credibly to how Avanti manages assets.
- A proven relationship builder with an existing network of contacts/investors and the discipline to continue expanding the pipeline.
- Comfortable being the face of a new business line: confident presenting to institutional owners, family offices, and industry audiences.
- Excellent written and verbal communication skills; able to prepare tailored, credible pitch materials rather than generic sales decks.
- High degree of independence, initiative, responsibility, and accountability.
- Pass criminal background screening prior to employment.
