About the Job(Job Summary)The Director of Operations is responsible for leading all aspects of property operations for Destin Commons, ensuring a safe, welcoming, and best-in-class environment for guests, tenants, employees, and visitors. This role oversees facility operations, maintenance programs, capital projects, contractor performance, life safety systems, sustainability initiatives, expense management, emergency preparedness, and operational compliance. The Director of Operations partners closely with property management, leasing, marketing, security, and corporate leadership to enhance customer experience, maximize asset performance, protect the property's physical assets, and support long-term business objectives.
What You Do:(Duties/Responsibilities)- Contract Management: Direct responsibility for the management of key property service contracts, which may include housekeeping and landscaping. Ensure that all assigned contractors remain fully compliant with all contractual obligations. Perform audits of contractors' performance to ensure the property is getting high levels of productivity and service. As required, take the lead role in negotiating any contract renewals or bid processes.
- Expense Management: Assists General Manager in the preparation of annual operating budgets, quarterly forecasts and monthly variance explanation. Ensure that the property has the right expense controls in place so that all expenses are properly authorized, accounted for and at or below projected levels.
- Project Management: Leads development and execution of property specific special projects that improve productivity, service levels and / or financial results.
- Controls: Ensure that the Center's financial processes perform within Company standards and Sarbanes-Oxley. Perform self-audits of internal controls to ensure compliance to established standards.
- Property Management: Serve as a senior manager at the property. Participate in management duty rotation, serving as on-call executive for any property issues.
- Capital Planning: Develop and execute annual capital improvement plans and preventative maintenance programs designed to preserve asset value, improve operational efficiency, and enhance guest and tenant satisfaction.
- Safety and Security: Work closely with security leadership, local agencies, and first responders to maintain a comprehensive security and life safety program that protects guests, tenants, employees, and property assets.
- People Leadership: Lead, coach, and develop operational team members while fostering a culture of accountability, service excellence, safety, and continuous improvement.
- Tenant Coordination: Oversee tenant coordination from lease execution through store opening, ensuring compliance with tenant construction criteria and project milestones.
- Prepare and submit summary reports of conditions in the building and recommend action to be taken.
- Oversee the operation, maintenance, repair, and performance of all building systems, including HVAC, electrical, plumbing, life safety systems, irrigation, and building automation systems.
- Experience in CMMS systems.
- Emergency Management: Chair the local Emergency Preparedness Committee, which ensures the property is properly prepared for any emergency and its programs are consistent with Company requirements.
- Direct responsibility for holding contractors accountable to their contractual obligations, negotiating contracts and overall expense performance for assigned areas.

What You Bring to the Table:(Requirements)- 7-10+ years of progressive facilities, operations, property management, or retail operations leadership experience.
- Experience managing outdoor retail centers, mixed-use developments, hospitality environments, or commercial real estate assets.
- Experience managing capital projects and vendor procurement processes.
- Bachelor's degree in business or similar field is required or equivalent education and experience.
- Ability to multi-task across shifting priorities, at times driven by external elements that may be difficult to control.
- Strong operational background, with general knowledge of building systems (HVAC, electrical, plumbing, landscaping, phone / data, and fire protection)
- Computer experience in Word, Excel and knowledge of a corporate email system
- Outstanding communications skills, written and verbal.
- Strong financial acumen with an ability to develop, manage and forecast expense budgets and P & L statements.
- Strong interpersonal skills
- Ability to negotiate and write contracts.
- Strong organizational and project management skills
