Position Description: The Land Acquisition Director is responsible for identifying, evaluating, and securing land opportunities for residential development. This role requires a strong understanding of real estate markets, land use regulations, and strategic planning. The ideal candidate will have experience in land acquisition, preferably in the residential building industry, a network of industry contacts, and the ability to negotiate favorable terms for land purchases.
This role is based in our Prescott, Arizona division office. Key Responsibilities: Site Evaluation and Acquisition - Lead the identification and evaluation of land suitable for acquisition and development through comprehensive market research and due diligence.
- Cultivate and sustain strategic relationships with land developers, brokers, and sellers to uncover and secure opportunities for land and lot acquisition.
- Drive negotiations and secure land and lot acquisitions that align with company objectives and growth projections. Oversee contract finalization for targeted acquisitions.
- Review and interpret legal agreements, site plans, and large-scale project layouts to ensure alignment with strategic goals. Manage the review and monitoring of purchase agreements.
- Maintain a robust network with builders, developers, and industry professionals to stay informed about market trends and opportunities, enhancing the company's competitive edge.
- Oversee the due diligence process for land purchases, including the coordination of acquisition packages and land entitlement and planning activities with the development team.
- Determine land values through market analysis, public records, and professional contacts; negotiate and finalize land acquisition contracts.
- Develop and maintain professional relationships with state, county, and city officials. Negotiate land-use agreements with private landowners and special interest groups. Communicate effectively with landowners, special interest groups, and the broader community.
Data Analysis and Reporting- Draft and submit Letters of Intent (LOIs), and generate and analyze reports including site projections and profitability projections. Maintain comprehensive records of project dates and contract summaries.
- Assess land development proformas to ensure alignment with Davidson Homes' profitability model. Conduct periodic market analysis and provide insights for strategic decision-making.
- Oversee the generation of weekly, monthly, and quarterly reports to track project progress and financial performance.
Minimum Qualifications: - Bachelor's degree in Real Estate, Business Administration, Finance, Urban Planning, Geography, GIS, or a related field. Advanced degree or certification (e.g., Certified Commercial Investment Member) is a plus.10 + years Land acquisition, real estate experience or familiarity with residential construction preferred.

- Ability to plan strategically for long-term market positioning and growth.
- Strong analytical and negotiation skills, excellent communication and interpersonal abilities, and proficiency in Microsoft Office Suite and real estate software.
