Director of ConstructionPosition Type: Full Time, Exempt Employee.
Salary Range: $150-$165K annually, DOE; may be eligible for bonus.
Location: This role is remote; however, the ideal candidate will reside near one of our many Service Centers locations in Southern California; Midvale, Utah; or Dallas, TX. Travel is required up to 50% of the time.
About the Opportunity:The
Director of Construction position is a leadership and mentoring role to establish framework and oversee all aspects of various construction projects that occur in both Skilled Nursing and Assisted Living facilities. They will provide insight and oversight to the overall planning, design, execution, completion and closeout of construction related projects, ensuring these projects are completed timely, within budget, and per all Company policies, and all Federal, State, and local regulations.
This position will motivate and inspire team members and encourage proactive effective communication and collaboration, not only with Construction team members, but with all Life Safety and Maintenance team members. In addition, the
Director of Construction is to partner with the Director of Life Safety and Maintenance to help develop and encourage maintenance procedures that are created to safeguard and ensure the long-term proper functionality of physical plants.
In addition, the
Director of Construction will be the Area Presidents main contact for each facility in the Area Presidents territory. The Construction Market Leaders should be the main contact for the Operations Market Leader, while the Director is a secondary contact for them.
Job Duties and Responsibilities include, but are not limited to:- Responsible for the overall construction project process including, but not limited to: initial project approval, bid out process, contract negotiation, execution, and close out.
- Oversee and report monthly and annually on the Organizations Renovation and Maintenance Capital Expenditure budget, including forecasted budgets, 5-Yr plans, and unplanned project spends.
- In collaboration with the Life Safety and Maintenance team, ensure 5-yr plans are developed, maintained, executed, and communicated to all parties necessary.
- Direct the completion of all pre-acquisition physical plant inspections of Skilled Nursing and/or Assisted Living facilities, alongside 3rd party firms when needed, to investigate the deferred maintenance, general physical plant condition, survey readiness, and other requirements of prospective acquisitions.
- Responsible for the attendance of transition calls and visits thereafter of new acquisitions.
- In collaboration with Standard Bearer Healthcare, Inc., (SBHI) and representing Ensign Services, Inc., conduct as needed inspections for SBHI owned but non-Ensign Affiliated operated facilities to identify facility needs, safety hazards, maintenance and/or renovation needs to protect and/or enhance the real estate value.
- In conjunction with the Executive Vice President of Construction, Life Safety, & Asset Development, establish "performance standards" and set policies for the Construction branch.
- Responsible for the succession planning of team members and looking for potential opportunities within the Department and/or Organization for individuals to thrive.
- Provide training, guidance, and support to Construction Market Leaders in all aspects of Construction.
- Plan, conduct, and hold team meetings on a monthly and annual basis, to review projects, best practices, and to create team building opportunities.
- Ensure annual performance reviews are completed for all team members timely.
- Sustainability: Join the ESG committee and support the Environment subcommittee.
- Respond to emergency situations and coordinate with emergency services as needed. Enlist local and non-local Resources for help as needed.
- Other duties as assigned by the Executive Vice President of Construction, Life Safety, & Asset Development.
Preferred Qualifications:
- Degree in Construction or Facilities Management or 5+ years of experience in Construction and/or Facilities Project Management, required.
- Experience with performing on-site assessments, budget estimates, and successful management of project cost information.
- Ability to develop scopes of work, Request for Proposals (RFP's), select vendors and monitor projects.
- Experience managing vendors, ensuring accuracy billing, and quality of finished products.
- Strong computer skills (MS Suite office programs including Word & Excel).
- Experience interfacing with cross-functional internal stakeholders within a multi-department environment.
- HCAI experience is a plus.
- Proven ability to lead, motivate, and inspire a team that has both a direct and dotted line to your team.
- Skilled Nursing and Senior housing experience, preferred.
- Proven track record of successfully managing complex situations regarding compliance and legal matters.
- Strong analytical and financial skills.
- Strong understanding of facilities maintenance, equipment and systems, fire safety, and hazardous conditions that can exist in and around Skilled Nursing and Senior Care facilities.
- Excellent communication and interpersonal skills.
- Ability to identify, analyze, and provide solutions to, but not limited to, maintenance and safety related issues.
- Ability to successfully collaborate with a diverse team of healthcare operators, owners, resources, and vendor partners.
- Ability to self-direct and self-start on complex tasks, thrive in a fast-paced working environment, and effectively solve problems while working with a team.
Working Conditions:- Travel required up to 50% of time.
- Must be able to travel in a car and/or airplane as needed.
- May work at home or onsite in any areas within a Skilled Nursing and/or Assisted Living facility.
- Directly interacts with any individual encountered in a Skilled Nursing and/or Assisted Living facility such as but not limited to employees, residents, visitors, Landlords, and government agency representatives under any conditions and circumstances.
- May encounter hostile and emotionally upset employees, residents, and visitors.
- Follows all facility policies and procedures (e.g., infection control) that apply to visitors.
- Works beyond normal working hours and on weekends and holidays when necessary.
- Is subject to exposure to infectious and communicable diseases.
