Job Description: Director of Business Development - Association Management Services

Location: Florida (travel required across the state) ---

Role Summary

The Director of Business Development is responsible for acquiring new association management contracts by identifying, targeting, and closing condominium and HOA boards. This role is focused exclusively on net-new business - not account management - and requires an aggressive, high-activity salesperson who thrives in competitive situations.

You will own the full sales cycle: from initial outreach to presenting to boards, managing complex decision-making processes, and closing multi-year management agreements. Success will be measured by new contracts signed and revenue generated.

Key Responsibilities

Business Development & Prospecting
• Proactively identify and target condominium and HOA boards in assigned Florida markets
• Build and maintain a robust prospect list through cold calling, email outreach, LinkedIn networking, referrals, and industry associations (CAI chapters, trade events, local board gatherings)
• Conduct discovery to uncover board challenges, priorities, and dissatisfaction with incumbent providers

Sales Execution
• Present to HOA/condo boards, where influence and persuasion are critical
• Navigate complex, multi-stakeholder decision-making processes with boards, property managers, and community representatives
• Manage the full sales cycle - prospecting, qualifying, needs analysis, solution alignment, proposal, negotiation, and closing
• Maintain detailed activity and pipeline data in CRM

Competitive Positioning
• Clearly articulate how Ardoor outperforms major competitors in service quality, transparency, and board partnership
• Stay current on competitor pricing, service models, and contract structures to strengthen competitive positioning

Relationship Building
• Establish credibility and trust with board members, attorneys, real estate agents, and other referral sources
• Represent Ardoor at industry events, trade shows, and networking groups to expand visibility and generate leads
• Leverage existing industry relationships to accelerate market entry
