Director of Building Systems & Capital Planning
This is a high-impact leadership role for someone who combines technical expertise with strategic thinking and enjoys collaborating across operations, construction, and executive leadership.
What You'll Do
- Lead capital planning and asset preservation strategies across a multi-state senior living portfolio.
- Develop and manage 5- and 10-year capital improvement plans and annual CapEx budgets.
- Evaluate major building systems including HVAC, roofing, plumbing, electrical, elevators, fire/life safety, building envelope, and site infrastructure.
- Oversee capital improvement and renovation projects from planning through completion.
- Partner with Operations to ensure communities remain safe, compliant, attractive, and operating at peak performance.
- Manage contractors, consultants, national vendor relationships, and project budgets.
- Conduct property assessments, identify risks, and develop long-term solutions that protect our assets.
- Support emergency response planning, regulatory compliance, and risk management initiatives.
- Mentor and collaborate with maintenance and project teams while promoting best practices across the portfolio.
What We're Looking For
- 8-10 years of progressive property, facilities, construction, or asset management experience within senior living, multifamily, or comparable real estate portfolios.
- Experience managing portfolios exceeding 4,000 residential units or similar asset value.
- Strong knowledge of commercial building systems, capital planning, budgeting, and lifecycle asset management.
- Proven success leading large-scale renovations, building system replacements, and capital projects.
- Experience managing vendors, consultants, and cross-functional teams.
- Bachelor's degree in Business, Real Estate, Construction Management, Engineering, Property Management, or a related field preferred.
- Professional certifications such as CPM, ARM, RPA, CCIM, or similar are highly valued.

Salary: $105,000.000 = $115,000.00 Annually
