Full Job Description
Director of Building Systems & Capital Planning

This is a high-impact leadership role for someone who combines technical expertise with strategic thinking and enjoys collaborating across operations, construction, and executive leadership.

What You'll Do

  • Lead capital planning and asset preservation strategies across a multi-state senior living portfolio.
  • Develop and manage 5- and 10-year capital improvement plans and annual CapEx budgets.
  • Evaluate major building systems including HVAC, roofing, plumbing, electrical, elevators, fire/life safety, building envelope, and site infrastructure.
  • Oversee capital improvement and renovation projects from planning through completion.
  • Partner with Operations to ensure communities remain safe, compliant, attractive, and operating at peak performance.
  • Manage contractors, consultants, national vendor relationships, and project budgets.
  • Conduct property assessments, identify risks, and develop long-term solutions that protect our assets.
  • Support emergency response planning, regulatory compliance, and risk management initiatives.
  • Mentor and collaborate with maintenance and project teams while promoting best practices across the portfolio.

What We're Looking For

  • 8-10 years of progressive property, facilities, construction, or asset management experience within senior living, multifamily, or comparable real estate portfolios.
  • Experience managing portfolios exceeding 4,000 residential units or similar asset value.
  • Strong knowledge of commercial building systems, capital planning, budgeting, and lifecycle asset management.
  • Proven success leading large-scale renovations, building system replacements, and capital projects.
  • Experience managing vendors, consultants, and cross-functional teams.
  • Bachelor's degree in Business, Real Estate, Construction Management, Engineering, Property Management, or a related field preferred.
  • Professional certifications such as CPM, ARM, RPA, CCIM, or similar are highly valued.
