  • Develop relationships with strategic parties including landowners and city officials.
  • Ensure closing obligations and timelines are met during the escrow period.

Job Description

Overview:

The Director, Land Acquisition leads sourcing, underwriting, negotiation, and execution of land acquisition opportunities across the Dallas-Fort Worth market. Partners with executive leadership to drive strategy while overseeing due diligence, financial analysis, and deal execution.

Key Responsibilities:
  • Oversees and manages financial analysis of development and investment opportunities, including the creation of detailed pro-forma and financial models.
  • Oversees detailed proforma assumptions to support modeling accuracy and quarterly business plan updates
  • Review and/or prepare competitive market analysis with pricing graphs and resale analysis.
    Responsible for Screening Memo and IC presentations to executive leadership
  • Coordinate with Investments Team
  • Oversees critical Issues list compilation based on a thorough review of all diligence documents
  • Lead the comprehensive feasibility analysis with documented findings.
  • Oversees the preparation of operational goals for the Department. Directs activities that have significant impact to the achievement of results inclusive of Business Plan and Strategic Plan Updates.
  • Focus is on execution of annual strategic and operational plans
  • Leads cross departmental project teams
  • Lead negotiations with brokers, land sellers and buyers with the oversite of the VP of Land.
  • Prepare LOIs. Review and provide feedback on and coordinate purchase and sale agreements and related agreements.
  • Oversee weekly agenda for acquisition meetings and updating of land tracker.
  • Research and manage/filter opportunities provided from your own research, referrals from our team, brokers, and other contacts.
  • Oversees creation of a database and track all land transactions
  • Develop relationships with strategic third parties such as land owners, City Council members, brokers, other builders/developers.
  • Oversee underwriting assumptions and cash flow analysis for prospective opportunities
  • Coordinate due diligence efforts; compile critical issues list, fee updates, comprehensive feasibility analysis, complete the feasibility tracker and coordinate meetings with other departments and task completion
  • Manages the due diligence on acquisitions under contract, and develop documentation and recommendations on key findings that may affect the return and financial performance of the proposed deal.
  • Lead project post feasibility approval and during escrow period to ensure closing obligations/conditions and timelines are achieved. This may include coordinating entitlements or other advancement of project readiness or permitting with in-house team members and outside consultants.
  • Oversees land closings with Escrow/Title for acquisitions and dispositions


What You'll Bring:
  • 10-12 years of experience in Land Acquisition, Project Management and/or Forward Planning.
  • Bachelor's degree in business, engineering, urban planning or others
  • Excellent communication and analytical skills both verbal and written.
  • Financial modeling and analysis experience
  • Strong organizational skills in thought and process
  • Highest level of accuracy and precision; highly organized
  • Extremely proficient in Microsoft Word, Excel, Power Point & Project
  • Willingness to work through short and unexpected deadlines
  • Ability to prioritize and manage multiple projects under tight deadlines
  • Excellent ability to handle sensitive information
  • Previous experience working with senior leadership, executive management and other management levels
  • Strategic thought process with the ability to connect abstract concepts to identify business opportunities
