The Royal Caribbean Group's Operations Team has an exciting career opportunity for a full time Director, Facilities Management reporting to the Sr Director, Workplace Solutions.

The position is onsite and based in Miami, Florida

Position Summary:

The Director, Facilities Management reports to the Sr Director of Global Facilities Management and provides enterprise leadership for corporate real estate projects, transaction coordination, workplace planning, and portfolio optimization across the global property footprint. This role is accountable for translating business strategy, workforce demand, and portfolio priorities into executable real estate and workplace plans that support operational performance, employee experience, cost discipline, and long-term organizational growth. The Director leads complex capital and occupancy initiatives from strategy, due diligence, and business case development through design, construction, occupancy, and closeout, ensuring alignment with financial, contractual, operational, and stakeholder expectations. This leader also oversees global space planning for all properties, manages and develops a team of three space planning professionals, and serves as a senior liaison to external real estate consultants, brokers, landlords, architects, contractors, and advisory partners. The ideal candidate is a seasoned corporate real estate and workplace leader with deep experience managing complex portfolios, influencing senior stakeholders, leading cross-functional teams, mitigating commercial risk, and establishing scalable governance, reporting, and decision-making frameworks in a fast-paced, matrixed environment.

Essential Duties and Responsibilities:
  • Set the strategic direction for corporate real estate projects, workplace planning, and space utilization across the global portfolio, ensuring alignment with business priorities, workforce plans, and long-range facilities strategy.
  • Lead complex, high-visibility capital projects, occupancy initiatives, restacks, relocations, tenant improvements, and workplace transformation efforts from concept through execution and closeout.
  • Develop business cases, scenario plans, portfolio recommendations, and executive-ready materials to support real estate investment decisions, lease events, space optimization, and capital prioritization.
  • Oversee global space planning for all properties, including capacity planning, headcount forecasting, occupancy analytics, workplace standards, neighborhood planning, restacks, and utilization strategies.
  • Lead, coach, and develop a team of three space planning professionals, establishing clear priorities, performance expectations, operating rhythms, service standards, and accountability measures.
  • Serve as a trusted advisor to senior business leaders, HR, Finance, Legal, Procurement, Facilities, Security, IT, and other stakeholders on real estate strategy, project impacts, occupancy planning, cost implications, and risk tradeoffs.
  • Act as the primary business liaison with external real estate consultants, brokers, landlords, architects, engineers, contractors, and advisory partners to coordinate transaction support, market input, project delivery, and portfolio planning.
  • Establish and maintain project and portfolio governance, including decision frameworks, reporting cadence, risk registers, milestone tracking, budget controls, escalation protocols, and executive updates.
  • Partner with Legal, Finance, Procurement, and Facilities to review, negotiate, and manage real estate transactions, lease-related obligations, statements of work, vendor agreements, consultant engagements, and project commitments.
  • Identify commercial, operational, financial, contractual, and execution risks; develop mitigation strategies and influence decisions that protect company interests and support business continuity.
  • Own budget planning, capital forecasting, cost control, change order governance, cash flow visibility, and financial reporting for assigned projects and portfolio initiatives.
  • Direct internal and external project teams to ensure scope clarity, schedule discipline, quality delivery, stakeholder alignment, timely issue resolution, and adherence to approved budgets and business objectives.
  • Monitor consultant, vendor, landlord, and service provider performance against contracted deliverables, service levels, timelines, budgets, and quality expectations; escalate and resolve issues as needed.
  • Ensure compliance with internal policies, safety standards, permitting requirements, procurement practices, workplace standards, and applicable real estate, construction, and contractual obligations.
  • Build scalable processes, templates, tools, metrics, and best practices that mature the corporate real estate and workplace planning function and improve transparency, consistency, and decision quality.


Qualifications, Knowledge and Skills:

  • Bachelor's degree in Real Estate, Construction Management, Architecture, Business Administration, Finance, Engineering, or a related field required; advanced degree or relevant professional certification preferred.
  • 12+ years of progressive experience in corporate real estate, workplace strategy, project management, construction management, transaction management, facilities planning, or space planning, including experience leading complex initiatives across a multi-site or global portfolio.
  • Demonstrated Director-level leadership experience managing teams, external partners, senior stakeholders, budgets, governance routines, and cross-functional decision-making in a matrixed environment.
  • Proven track record leading complex capital projects, tenant improvements, office buildouts, relocations, workplace transformation initiatives, restacks, and occupancy planning efforts from strategy through execution.
  • Strong knowledge of corporate real estate principles, lease provisions, transaction processes, statements of work, vendor agreements, consultant engagements, occupancy planning, workplace standards, and change management.
  • Experience developing business cases, portfolio recommendations, executive presentations, financial analyses, scenario plans, and governance materials for senior leadership review.
  • Strong financial acumen, including experience with capital planning, budget development, forecasting, cost tracking, change order management, ROI considerations, and financial reporting.
  • Strong understanding of design and construction processes, permitting, code and compliance considerations, project controls, risk management, and vendor performance management.
  • Exceptional executive communication, negotiation, stakeholder management, influencing, and presentation skills, with the ability to translate complex real estate, financial, and operational information into clear recommendations.
  • Ability to operate with strategic agility and operational discipline while managing competing priorities, ambiguous requirements, and time-sensitive decisions across cross-functional teams.
  • Proficiency with Microsoft Office and project, portfolio, and space planning tools such as Microsoft Project, Smartsheet, AutoCAD, CAFM/IWMS platforms, or similar systems preferred.
