The Role:

At Vivmark, we are focused on creating and improving communities that deliver long-term value for residents, investors, and stakeholders. We're seeking an experienced and strategic leader to oversee a diverse portfolio of capital investment projects across Southern California and Texas.

The Director of Capital Planning and Analysis will lead the planning, underwriting, design, execution, and performance reporting of capital projects that drive asset value, improve resident experience, and support business growth. This role combines project leadership, financial acumen, operational excellence, and team development to deliver successful outcomes across a dynamic project pipeline.

What You'll Do:

Lead a High-Performing Capital Projects Team
  • Provide leadership, coaching, and development for Capital Project Managers across Southern California and Texas
  • Recruit, mentor, and develop talent while fostering a culture of accountability, collaboration, and continuous improvement
  • Establish vision, priorities, and operating standards for the team

Drive Capital Investment Strategy
  • Partner with Asset Management, Investments, Design, Engineering, and Operations teams to identify, evaluate, and prioritize capital investment opportunities
  • Develop project scopes, budgets, schedules, underwriting analyses, and implementation plans
  • Support due diligence efforts and assess project feasibility for renovation, repositioning, sustainability, and other value-add initiatives

Deliver Complex Capital Projects
  • Oversee a regional pipeline of capital projects from initial concept through completion and turnover
  • Ensure projects are delivered on schedule, within budget, and in alignment with quality standards and business objectives
  • Coordinate internal stakeholders, consultants, architects, engineers, contractors, and vendors throughout project execution

Optimize Processes and Results
  • Evaluate project planning, execution, and operational processes to identify opportunities for improvement
  • Implement best practices that increase efficiency, reduce risk, and maximize return on investment
  • Maintain knowledge of construction standards, design requirements, permitting processes, and regulatory considerations

Communicate Impact and Performance
  • Develop investment packages, presentations, and business cases for leadership review
  • Provide recurring executive reporting on project status, financial performance, risks, and key milestones
  • Translate complex financial and project information into actionable recommendations

What We're Looking For:

Required Qualifications
  • Bachelor's degree in Business, Finance, Real Estate, Economics, Architecture, Engineering, Construction Management, Accounting, or a related field
  • 10+ years of experience in capital projects, development, asset management, real estate investments, construction, or related disciplines
  • 8+ years leading complex projects and cross-functional teams.
  • Experience within multifamily, residential, or commercial real estate environments
  • Proven ability to manage multiple projects simultaneously from concept through completion

Preferred Qualifications
  • Master's degree in Real Estate, Business Administration, Architecture, Engineering, Construction Management, or a related field
  • Experience executing large-scale renovation, redevelopment, sustainability, or value-add programs
  • Strong financial modeling, underwriting, and capital planning experience
