Full Job Description

The Delivery Contracting Program is a comprehensive, repeatable framework - rooted in Compass Culture - for identifying, qualifying, and selecting contractors on new campus developments. It begins during the Land and Power development phase and culminates when the selected bidder mobilizes on site.

Responsibilities:
  • Conduct early market research on local contractor landscape, labor demand, and market dynamics; prepare executive summaries with actionable shortlisting recommendations.
  • Shepherd the full RFP/Contracting program from the Scope Alignment Gate through Pre-Award Gate - ensuring every phase runs on cadence with documented decisions and transparent ELT updates.
  • Lead "Setting the Table" sessions with prospective contractors - explaining the Compass manufacturing approach, the program's structure, and what it means to be a Compass partner.
  • Execute Pre-Bid Page Turns and Pre-RFP meetings so that contractors discover the de-risked nature of the Compass prototypical design, reducing assumptions and driving more accurate, competitive bids.
  • Evaluate contractor collaboration and culture fit through the RFP process - including how readily and openly prospective partners share draft logistics plans and preliminary schedules.
  • Support contract negotiations - holding firm on Compass program requirements while remaining humble to internal feedback on risk identification.

Skills and Experience:
  • Demonstrated fluency in construction means and methods, MEP/commissioning sequencing, and long-lead equipment strategy.
  • Experience presenting procurement recommendations and executive gate reviews to senior leadership
  • Proven ability to work with contractors and internal cross-functional leaders - and to push back without breaking relationships.

Requirements:
  • 5-8 years of progressive experience in construction, preconstruction, and/or procurement on large, complex programs. Experience on high-rise projects is preferred. Proven technical depth to credibly lead an RFP with contractors - and excited to learn a genuinely different way of selecting contractor partners.
  • Track record of running competitive RFPs, contractor negotiations, and procurement programs on high-rise or prototypical multi-building campuses.

Location:

Based in Dallas; able to travel to campuses as needed (less than 10% travel).
