About the Role:

As a CBRE Union Data Center Technician Lead, you will play a critical role in overseeing a team responsible for maintaining the peak performance of a vital data center. Your expertise will ensure the seamless operation of critical infrastructure through meticulous preventative maintenance and complex corrective repairs. This is a hands-on leadership opportunity where your technical skills and ability to guide a team will directly contribute to the reliability and efficiency of our client's operations.
This position is on-site in Lynnwood, WA, and is a vital part of our Critical and Technical Services job function. Our team is committed to delivering expert technical maintenance services in highly critical client environments.
What You'll Do:
• Manage daily site inspections of all Mechanical & Engineering systems and technical equipment, including their servicing and maintenance.
• Ensure the site's environmental conditions consistently provide a safe work environment for all personnel.
• React promptly to Building Management System alarms, and complete necessary emergency repairs as required to minimize disruption.
• Ensure third parties and vendors comply with all company-developed processes, procedures, and applicable laws and regulations. You will accompany vendors on site visits as needed to ensure all site standards are met.
• Verify that subcontractor performance consistently meets all requirements as stipulated per the Master Service Agreement.
• Complete planned preventative maintenance tasks and respond to reactive maintenance needs on all equipment.
• Check the BMS for running and alarm conditions, and expertly respond to complex HVAC-related client problems.
• Review meter readings from UPS, PDU, and utilities to ensure accurate information is thoroughly documented.
• Provide comprehensive Mechanical and Electrical troubleshooting. You will identify and implement fixes for facility and plant faults and defects.
• Ensure that suitable spare parts are readily available to carry out all necessary maintenance at the site.
• Complete all assigned work according to established processes and procedures. You will follow all safety processes and requirements and confirm that all regulatory requirements and quality standards are met.
• Operate a permit-to-work system in strict accordance with the company's health and safety procedures. You will verify that appropriate controls are meticulously integrated within the Permit-to-Work systems.
• Ensure that ACOP's (Approved Codes of Practice) applicable to the maintenance industry procedures are strictly followed.
• Conduct routine quality checks to ensure comprehensive maintenance records are accurately maintained.
• Help create and develop new work processes, Job Hazard Analysis reports, and Standard Operating Procedures (SOPs) for critical work, including risk assessment. Ensure that CERM documents and logbooks are consistently updated.
• Complete all required training to ensure successful completion of all job-related responsibilities.
• Apply general knowledge of standard principles and techniques/procedures to accomplish assigned tasks and solve routine problems.
• Have broad knowledge of own job discipline and some knowledge of several job disciplines within the function.
• Lead by example and model behaviors that are consistent with CBRE RISE values.
• Impact the quality of own work and the work of others on the team.
• Work primarily within standardized procedures and practices to achieve objectives and meet deadlines.

What You'll Need:
- High School Diploma, GED, or trade school diploma with 3-4 years of job-related experience. In lieu of a diploma, a combination of experience and education will be considered.
-Experience working on Mechanical and Electrical equipment in a Data Center is preferred.
- Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
- Understanding of existing procedures and standards to solve slightly complex problems.
- Ability to analyze possible solutions using technical experience to apply appropriate judgment and precedents.
- In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
- Strong organizational skills with an inquisitive mindset.
- Ability to work shifts that may include weekends and holidays

The pay range for this position is subject to an applicable Collective Bargaining Agreement. The negotiated rate for the Union Data Center Team Lead position is $122,012.08 annually [or $58.66 per hour]. Please refer to the Collective Bargaining Agreement regarding pay scale.
