As Controller, Income Properties, you will lead the finance, accounting, financial planning, payroll, office administration and HR support functions for Mosaic's Income property portfolio. You will be responsible for providing accurate, timely financial information and analysis, maintaining strong controls, managing financial risk, and continuously improving systems and processes.
This is a broad, hands-on leadership role. You will report to the President, Income Properties and oversee the core finance function while also working closely with Property Management, Resident Services, Leasing, ownership, lenders, external advisors and other colleagues across the business. This full-time, in-office role is located at our Income Properties office in downtown Vancouver.
Your core responsibilities will include:
Finance, Accounting and Team Leadership- Lead the Income Properties finance and accounting function, including accounting, accounts payable, banking, cash management, financial reporting, budgeting, forecasting and financial controls.
- Lead, mentor and develop the Finance team, setting priorities, reviewing performance and ensuring clear responsibilities, effective processes and appropriate oversight.
- Maintain effective internal controls and segregation of duties across banking, accounts payable, vendor management, payments, journal entries and other financial processes.
Planning, Reporting and Property Finance- Oversee the annual budgeting, business planning and financial reporting process for the portfolio, including business plan updates, shareholder reporting, variance analysis, cashflow forecasting, property valuations and key portfolio metrics.
- Oversee property-level financial reporting and year-end requirements, including quarterly and annual financial statements, tax reporting, CAM reconciliations, intercompany billings, payroll and overhead reporting, financing analysis and other significant financial obligations.
Capital, Debt and Cash Management- Lead capital and debt planning, including financing and refinancing, mortgage prepayment analysis, interest rate risk analysis, loan renewals, lender reporting and other key debt-related decisions in coordination with ownership and external advisors.
- Oversee cash and liquidity management, including cash sufficiency, distributions, intercompany transactions, investments and movement of funds between entities.
Payroll, Benefits and HR Administration- Coordinate semi-monthly payroll (managed service), providing all required employee changes, adjustments, bonuses and other payroll inputs, and review payroll outputs for accuracy. Complete payroll reconciliations and employer reporting, including WCB and EHT.
- Prepare semi-annual G&A and overhead reconciliations and reporting to support accurate allocation, budgeting and management of corporate overhead costs. Prepare annual site staff salary and burden allocation invoices to properties and complete semi-annual reconciliations.
- Coordinate CIPL's employee benefits program with our brokers, including administration, changes, renewals and related initiatives.
- Prepare and organize HR documentation, including employment agreements, compensation and bonus letters, and leave documentation. Coordinate administrative requirements for hiring, onboarding, employee changes, leaves and offboarding, ensuring documentation, payroll, benefits and internal processes are completed accurately and on time.
Process Improvement and Business Partnership- Assist with analysis and due diligence for potential acquisitions.
- Oversee continuous improvement initiatives.
- Partner with Property Management, Resident Services, Leasing and other teams to ensure operational activity is accurately reflected in financial reporting and to support business decision-making.
- Assist in relationship management with lenders, lawyers and brokers as needed.
- Communicate financial information clearly to ownership, managers and colleagues across the business, adjusting the level of detail and communication style for the audience.
Who You AreYou have a CPA designation and 5+ years of progressive experience in income properties, real estate development or commercial real estate, including experience leading a team. Experience in a business of similar size and complexity, along with Buildium and payroll experience, is considered an asset. Salary will reflect relevant industry experience.
You are comfortable working across accounting and controls, financial planning and analysis, people leadership, payroll and HR administration, and process improvement.
You are highly organized, detail-oriented and dependable, with a continuous improvement mindset. You can manage recurring deadlines while adapting to financing requirements, acquisitions and cross-functional priorities.
You communicate effectively across teams and can explain financial information clearly to both finance and non-finance stakeholders.
You have strong experience managing budgets and cash flow and take ownership of both the accuracy of the work and the quality of the resulting reporting and analysis.
