Your place in our storyThe Contract Manager leads tendering, bid evaluation, and contract administration for low-rise and mid-rise residential development projects. Reporting to senior leadership, this role manages a team of estimators and ensures competitive pricing and effective contract execution aligned with project budgets and schedules. Through strategic negotiation, risk assessment, and value engineering, the Contract Manager supports the successful delivery of vibrant communities while maintaining high standards of quality and compliance.
Here's how you'll contribute - Lead tendering and bid evaluation for residential community projects.
- Manage and mentor a team of low-rise estimators, fostering collaboration and growth.
- Prepare and issue tender packages and scopes of work.
- Analyze bid submissions, identify scope gaps, and prepare recommendation reports.
- Negotiate pricing, terms, and conditions with trades and suppliers.
- Prepare, review, and administer trade contracts and supply agreements.
- Monitor contract compliance, change orders, and performance.
- Collaborate with Estimating, Purchasing, Construction, and Development teams to support budgets and schedules.
- Maintain strong relationships with trade partners and suppliers.
- Identify cost-saving opportunities and support value engineering initiatives.
- Identify budget risks and scope changes to control costs proactively.

- Post-secondary education in Civil Engineering, Architecture, Construction Management, or related discipline, or equivalent experience.
- 5+ years of relevant experience in construction estimating, preferably residential.
- Leadership experience managing teams (asset).
- Strong understanding of residential construction methods, Ontario Building Codes, and trade scopes.
- Ability to read and analyze drawings, specifications, contracts, and tender docs.
- Proficiency in Microsoft Office; experience with PlanSwift or similar takeoff tools an asset.
- Familiarity with ERP systems (NewStar, JD Edwards, etc.) considered an asset.
- Excellent communication and relationship-building skills.
- Strong analytical and problem-solving abilities.
- Organizational skills to manage multiple priorities in a fast-paced environment.
- A collaborative, proactive, and solutions-oriented approach.
Hiring pay range rate: $100,000 - $120,000
