Full Job Description
Position Summary

The Project Manager (PM) owns day-to-day project management execution for Marian Construction's multifamily GMP hard-bid projects ($25-60M multi-building, multi-phase) and is accountable for producing predictable cost, schedule, safety, quality, and client outcomes by installing and operating the PM Standard Operating System (PM SOS). This role produces results by maintaining forecasting discipline, buyout strategy, change conversion, turnover readiness, and tight follow-through using verified evidence. The PM provides complete artifacts and evidence; the SPM/PX inspects, coaches, and escalates. Time Allocation Target: 50-60% execution control (forecast/buyout/change/schedule), 20-30% field integration and constraint removal, remainder in high-leverage meetings and client coordination.

Minimum Qualifications

  • 15+ years of related project management experience (multi-family, commercial, or related).
  • Bachelor's Degree in Construction Management, Engineering, or related field preferred.
  • Strong Knowledge of OSHA and safety regulations.
  • Strong knowledge of construction methods, safety regulations, and contract management.
  • Proficiency in Autodesk Construction Cloud, Microsoft Office, and construction management software.
  • Excellent written/oral communication and negotiation skills.
  • Ability to read and interpret blueprints, specifications, and schedules.
