PRIME DIRECTIVE: To manage all aspects of hotel renovation or new construction projects from start to finish.
Essential Functions:
- Direct and manage project development from beginning to end.
- Organize and oversee construction procedures and ensure they are completed in a timely and efficient manner.
- Work with owner and designer/architect to develop scope of work and design documents based on brand property improvement and/or new construction plans, and field conditions.
- Define project scope and deliverables that support business goals in collaboration with executive management.
- Draft and submit budget proposals and recommend subsequent budget changes where necessary. Gain preauthorization for any cost outside of the normal scope of work.
- Organize, schedule, and lead pre-construction meetings for upcoming projects.
- Prepare RFP documents for bid solicitation from contractors and sub-contractors.
- Perform material and FF&E take offs for procurement department purchasing.
- For renovations, prepare project schedule/timelines considering property available room counts, contractor availability/capability and materials and FF&E delivery schedules.
- Interact with property management and contractor's superintendent to maintain project schedule and budget from start to completion of projects.
- Ensure all projects are delivered on time according to requirements and without exceeding budget.
- Plan all construction operations and schedule intermediate phases to ensure deadlines will be met.
- Track project milestones and deliverables
- Identify and manage project dependencies and critical path.
- Assure you all building fire and safety codes are met according to local ordinances and Brand Requirements.
- Determine needed resources from start to finish with attention to budgetary limitations.
- Physically review the construction site and determine compliancy to plans.
- Issue status reports to the project team, analyze results, and troubleshoot problem areas.
- Proactively manage changes in project scope, identify potential crises, and devise contingency plans.
- Once change orders are approved, ensure they are completed property and keep track of progress.
- Define project success criteria and disseminate them to involved parties throughout project life cycle.
- Review construction draw request with the contractor. Confirm all items are in place and there are not outstanding liens prior to releasing funds.
- Review As Built redline drawings. Make sure the contractor is keeping proper records for the close out process.
- Coach, mentor, motivate and supervise project team members and subcontractors, and influence them to take positive action and accountability for their assigned work.
- Maintain positive relationships with contractors and property management.
- Function as intermediary between field personnel and architect/designer in the resolution of project issues via management of the RFI process.
- Review Special Inspection Reports to assure the contractors have no NCL's (non-compliancy log)
- Facilitate project logistics at property for materials receiving/handling and timely disposal of project wastes and recycled materials.
- Perform project punch inspections, when necessary, oversee change order process and manage other project accounting functions.
- Coordinate with local jurisdiction inspectors and utility company representatives to obtain permits/licenses and ensure compliance with all codes and requirements.
- Work with the General Contractor to obtain all final inspections and a CO is issued.
- Build, develop, and grow business relationships vital to the success of the project.
- Receive and review all project manuals and warranties from the General Contractor. Create an Operations Manual for the Maintenance Department. Create a Source Binder for the GM at the property. Supply a copy to the corporate office.
- Post Opening - work with the General Contractor to bring ALL outstanding items to closure.
- Conduct project "lessons learned" meetings and create a recommendations report in order to identify successful and unsuccessful project elements.
- Develop best practices/SOPs and tools for project execution and management.
- Other duties as assigned.
Brand Knowledge & Adherence
- Passes the Brand(s) initiated Quality Assurance inspections. Provides Corrective Actions
for any deficiencies and/or corrective actions.
- Maintains knowledge of product and service quality standards for the Brand(s).
- Ensures adherence to Brand(s) standards.
Safety & Service Leadership
- Wear the proper safety gear and practice safe working habits in conjunction with local ordinance. Ensure the GC is doing the same.
- Responsible for the administration of the company's life safety programs.
