Full Job Description
Position Title: Construction Project Manager
Reports To: Senior Project Manager & Management Team
Salary: $95,000-$120,000/year
Location: Ithaca, NY in- office setting

This position is responsible for working with the design team during the design process and then taking the project through construction. Our ideal candidate would have extensive experience working in the trades and have the ability to effectively lead a team to deliver an extremely high caliber project in a professional manner. The ability to work effectively with both team members and clients is a critical aspect of the role.

Overview:

Project Managers oversee construction projects, ensuring they are completed on time, within budget, and to quality standards. OSHA-30 is required for all Project Managers.

Roles and Responsibilities:

  • Safety: Coordinate with Superintendents to implement a safety plan
  • Quality & Conformance: Work with the design office to produce project delivery tools, including budgets, schedules, and scope summaries.
  • Quality & Conformance: Work to ensure a collaborative approach is taken with all members of the project team.
  • Quality & Conformance: Ensure projects meet quality standards and client expectations.
  • Schedule & Deadlines: Oversee and manage project schedule and update project team and clients as necessary. This includes all staffing, meetings, material procurement, etc.
  • Cost & Budgets: Manage the overall project budget, including initial generation, budget updates/COs, invoicing direction and review, and direction of sub bill and material purchase payments.
  • Client Satisfaction & Professionalism: Ensure project delivery and client satisfaction is executed to the highest level.

Critical Tasks: G - General, D - Design Phase, PC - Pre-Construction Phase, C - Construction Phase, PO - Post Occupancy Phase

  • G - Update and maintain sub-master contracts & work orders
  • G - Ensure all sub-contractors insurance & tax documentation are up to date
  • D/PC - Coordinate with the Design Team, Superintendents, & Shop Team to create project budgets, schedules, and scope summary
  • D/PC - Coordinate all Bids, Estimates, RFQ/Ps and sub-contracts
  • D/PC - Coordinate all necessary pre-construction meetings & reviews
  • D/PC - Coordinate final project contract packet for review w/ team & client
  • D/PC - Apply for all required permits
  • C - Coordinate all inspections & regulatory review requirements
  • C - Coordinate & organize regular project meetings with the management team, onsite crews, subcontractors & clients
  • C - Maintain all project delivery tools and checklists
  • C - Maintain project budget & scope summaries to capture any changes & keep the client informed through regular CO/Budget Updates
  • C - Organize pre-construction meetings for critical scope items
  • C - Coordinate and place all orders for materials, fixtures, finishes, and other purchases required for a project
  • PO - Compile closeout packet for the client including final as-built drawings, product manuals, critical product & maintenance information, and misc. materials.
  • PO - Review all systems & critical operations with clients and coordinate with subs if necessary
