Full Job Description
POSITION OVERVIEW:
Construction Manager II is an experienced builder position who is responsible for effectively
managing the on-site construction process within assigned communities. This role is expected to
manage complex communities with minimal oversight. Through sound independent judgment, this
role ensures that homes are delivered on schedule, within budget, and in accordance with company
quality standards. The ability to independently manage all stages of home construction is a must.
The Construction Manager II fosters strong trade partner relationships, delivers exceptional
customer service, and maintains compliance with all Federal, State, and local safety and
environmental regulations.

Responsibilities

The Construction Manager II has full responsibility to execute tasks independently.

CONSTRUCTION SCHEDULING & DELIVERY
• Serve as the primary Company representative at assigned construction sites, overseeing all aspects of the construction process and trade partners performance.
• Manage construction activities to ensure delivery of quality homes on time and within approved budgets.
• Monitor production levels and staffing to align with divisional delivery and closing targets.
• Ensure all construction activities adhere to established schedules, critical path timelines, and cycle time requirements.
• Ensure homes are 100% complete on or before scheduled Homeowner Orientation dates.

CONTRACTOR & TRADE MANAGEMENT
• Identify, maintain, and manage qualified trade partners and vendors.
• Ensure trades fully understand and adhere to scopes of work, schedules, plans, specifications, and quality standards.
• Review job-specific requirements with contractors prior to commencement of work.
• Address conflicts with trade partners promptly and fairly.
• Evaluate contractor performance and provide regular feedback.
• Solicit contractor input to improve construction processes and systems.

JOB SITE & COMMUNITY MANAGEMENT
• Maintain cleanliness, safety, and visual appeal of job sites and surrounding communities.
• Enforce all job site rules, safety protocols, and erosion control measures in accordance with company and regulatory requirements.
• Ensure compliance with all safety and environmental laws, regulations, and company policies.
• Ensure proper implementation and maintenance of erosion control measures and land
development features.

CONSTRUCTION COST & MATERIAL CONTROL
• Maintain control of construction costs and ensure adherence to budget parameters.
• Proactively propose cost-saving opportunities when appropriate.
• Properly identify, document, and analyze cost variances to prevent recurrence.
• Verify accuracy, quality, and quantity of material deliveries and ensure proper storage to prevent damage or loss.
• Resolve invoice and payment discrepancies in accordance with company policies.
• Comply with authorization and payment procedures for all contract and non-contract work.

QUALITY MANAGEMENT
• Enforce company quality standards and approved construction techniques.
• Conduct daily walkthroughs of homes under construction.
• Perform all quality control inspections in accordance with company requirements.
• Review construction plans for accuracy and communicate discrepancies through the
established revision process.
• Proactively communicate construction, customer service, or safety concerns to
management with recommended solutions.

CUSTOMER & INTERNAL COMMUNICATION
• Communicate regularly with home buyers to ensure a high level of customer satisfaction.
• Coordinate with Sales, Purchasing, and Design Studio to support seamless operations.
• Act as a liaison between Design Studio, Sales, and buyers.
• Provide weekly updates to Sales regarding the status of homes under construction.
• Properly conduct and document customer appointments from construction through postclosing.
• Collaborate with Divisional and Corporate Leadership Teams as required.
• Support Land Development and Acquisition functions as needed.

Qualifications
• Bachelor's degree in construction management or equivalent professional experience.
• Valid driver's license.
• Three to five (3-5) years of residential construction experience, preferably with a high volume homebuilder.
• Proven ability to perform effectively in high-volume environments.
• Strong work ethic, sound decision-making skills, adaptability, and collaborative mindset.
• Demonstrated alignment with company values, culture, and long-term growth objectives.

PROFESSIONAL KNOWLEDGE AND EXPECTATIONS
• Comprehensive knowledge of residential construction methods, materials, costs, and procedures.
• Strong understanding of construction trades, equipment, and sequencing.
• Ability to manage communities with complex design and structural options.
• Experience typically includes managing communities that offer enhanced homeowner optionality offerings (Studio).
• Ability to effectively start new community (single family or multifamily) and manage model/sales office to meet company guidelines within the time frame established by division management.
• Ability to read, interpret, and apply blueprints, construction drawings, and specifications.
• Proven ability to manage multiple priorities in a fast-paced environment without compromising quality or deadlines.
• Strong organizational, analytical, and problem-solving skills.
• Proficient verbal and written communication skills with internal teams, trade partners, and customers.
• Proficiency in Microsoft Outlook, Excel, Word, PowerPoint, and the ability to learn new software as required.
• Familiarity with company systems, policies, and procedures.
• Commitment to completing all required Construction Manager training programs.
• Working knowledge of applicable national and local building codes.
• Estimating knowledge and thorough understanding of all scopes of work.
• Complete all required reports, documentation, and records accurately and within established timeframes.
• Conduct weekly coordination meetings with Community Sales Associates in accordance
with company standards.
• Demonstrate professionalism, integrity, and ethical behavior at all times.
• Maintain effective personal time management and organizational practices.
• Assume full responsibility for all homes under construction within assigned communities.

PHYSICAL REQUIREMENTS AND WORKING CONDITIONS
The physical demands described below are representative of those that must be met by an
employee to successfully perform the essential functions of this position.
• Ability to work on active residential construction sites, including walking on uneven surfaces and navigating typical job site conditions.
• Ability to frequently walk and stand for extended periods and move throughout multi-level structures, including ascending and descending stairs and ladders as required.
• Ability to occasionally lift, carry, push, or pull materials weighing 50 pounds or more, with or without reasonable accommodation.
• Ability to work in a fast-paced, production-driven environment with changing priorities and deadlines.
• Ability to operate a motor vehicle, maintain a valid and active driver's license, and travel
between job sites, offices, and assigned communities as required.
• This role is performed primarily in the field with regular exposure to outdoor conditions, construction noise, dust, and varying weather conditions, with occasional office-based responsibilities.
