Job Description Summary
Cushman & Wakefield is seeking an experienced Construction Manager to lead the planning, coordination, and execution of commercial construction, renovation, tenant improvement, and capital improvement projects on behalf of clients and property stakeholders.

The Construction Manager will serve as a key project leader, coordinating clients, property and facility management teams, architects, engineers, consultants, general contractors, subcontractors, vendors, and internal stakeholders. The role is responsible for delivering projects safely, on schedule, within approved budgets, and in accordance with contract documents, applicable codes, quality standards, and client expectations.

The ideal candidate combines strong construction knowledge with exceptional project management, communication, leadership, and client-service skills.
Job Description
Essential Duties and Responsibilities
Project Management
  • Lead construction and renovation projects from initial planning and feasibility through design, procurement, construction, commissioning, and final closeout.
  • Develop and maintain project scopes, budgets, schedules, procurement plans, and execution strategies.
  • Establish project objectives, milestones, deliverables, and performance requirements in collaboration with clients and stakeholders.
  • Monitor project progress and proactively identify risks, delays, scope changes, and potential cost impacts.
  • Maintain accurate project documentation, including budgets, schedules, contracts, meeting minutes, change orders, approvals, and closeout records.
  • Prepare regular project status reports and communicate progress, risks, financial performance, and key decisions to clients and senior management.
Construction Administration
  • Review construction drawings, specifications, schedules, contracts, and other project documentation.
  • Coordinate architects, engineers, consultants, contractors, and vendors throughout the project lifecycle.
  • Conduct regular site observations and construction progress meetings.
  • Monitor contractor performance to ensure compliance with approved plans, specifications, schedules, safety requirements, and contract obligations.
  • Review and manage requests for information, submittals, change orders, payment applications, and other construction documentation.
  • Identify deficiencies and coordinate corrective actions, punch-list completion, commissioning, and final project turnover.
  • Ensure appropriate documentation and approvals are obtained prior to proceeding with significant project activities or expenditures.
Budget & Cost Control
  • Develop and manage project budgets and cost estimates.
  • Review contractor bids, proposals, estimates, and change orders for accuracy, scope alignment, and cost effectiveness.
  • Manage the competitive bidding and procurement process, including RFP development, bid solicitation, bid leveling, contractor interviews, and award recommendations.
  • Monitor commitments, expenditures, forecasts, and projected final costs.
  • Identify opportunities for value engineering and cost savings while protecting project quality and client objectives.
  • Review invoices, requisitions, and payment applications for accuracy and compliance with contract terms.
Scheduling
  • Develop and maintain detailed project schedules and milestone plans.
  • Track critical-path activities and coordinate construction sequencing with building operations and other stakeholders.
  • Identify schedule risks and develop recovery strategies when projects experience delays.
  • Coordinate work around occupied buildings, tenants, ongoing operations, and other site constraints.
Client & Stakeholder Management
  • Serve as a trusted construction advisor and primary point of contact for assigned projects.
  • Develop strong relationships with clients, tenants, property managers, facility managers, contractors, consultants, and other stakeholders.
  • Clearly communicate project expectations, decisions, risks, and recommendations.
  • Understand client business objectives and translate them into practical project-delivery strategies.
  • Support client presentations, project planning meetings, feasibility studies, and capital planning activities.
  • Maintain a high level of client satisfaction throughout the project lifecycle.
Safety, Quality & Compliance
  • Promote a strong culture of safety and ensure projects comply with applicable OSHA requirements, building codes, environmental regulations, and client policies.
  • Monitor construction quality and adherence to approved plans and specifications.
  • Coordinate required inspections, testing, commissioning, and regulatory approvals.
  • Ensure appropriate permits and documentation are obtained and maintained.
  • Escalate safety, quality, schedule, or financial concerns promptly to appropriate leadership.
Business & Team Leadership
  • Coordinate effectively with Cushman & Wakefield property management, facility management, project management, and account teams.
  • Provide leadership and direction to project team members and external consultants.
  • Mentor and support junior project and construction professionals.
  • Contribute to the development of project-management best practices and standardized processes.
  • Support business-development activities, proposals, client presentations, and expansion of client relationships when appropriate.
Required Qualifications
  • Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate, or a related field preferred.
  • 7+ years of progressive construction or project management experience, preferably within commercial real estate, corporate interiors, tenant improvements, capital projects, or building renovations.
  • Demonstrated experience managing construction projects from planning through completion.
  • Strong understanding of construction means and methods, contracts, estimating, scheduling, procurement, and cost control.
  • Ability to read and interpret architectural, structural, MEP, and construction drawings and specifications.
  • Experience managing general contractors, subcontractors, architects, engineers, and consultants.
  • Strong knowledge of applicable building codes, safety requirements, and construction standards.
  • Proficiency with Microsoft Office, including Excel, Word, Outlook, and PowerPoint.
  • Experience with construction/project management software and scheduling tools preferred.
Preferred Qualifications
  • Professional certification such as PMP, CCM, LEED, or related credential.
  • Experience with commercial office, retail, industrial, life sciences, healthcare, data center, or other complex facilities.
  • Experience managing projects in occupied buildings and active operating environments.
  • Strong understanding of MEP systems and building infrastructure.
  • Experience with capital planning and multi-year capital improvement programs.
  • Knowledge of sustainability, energy-efficiency, and building-performance initiatives.
  • Experience working in a client-facing consulting or commercial real estate environment.

Work Environment

This position involves a combination of office-based and construction-site work. Regular travel to project locations may be required. The employee may be required to sit, stand, walk, climb stairs, and navigate active construction areas. The position may occasionally require the use of personal protective equipment and the ability to safely access project areas under construction.
