Full Job Description
This position will provide field leadership and construction oversight for the building shell and core scope of a large-scale, mission-critical data center development.

The Construction Manager - Shell & Core will oversee the execution of civil, structural, architectural, and building envelope activities from early site development through building dry-in and turnover. This individual will work closely with project leadership, general contractors, subcontractors, design teams, and other project stakeholders to ensure work is completed safely, on schedule, within budget, and in accordance with project requirements.

Responsibilities
  • Provide day-to-day construction management and field oversight for the project's core and shell scope, including sitework, foundations, concrete, structural steel, roofing, exterior envelope, and architectural construction.
  • Oversee general contractors and trade partners to ensure construction activities are executed in accordance with approved drawings, specifications, schedules, safety requirements, and quality standards.
  • Manage shell construction activities from early site development and foundations through structural completion, building enclosure, dry-in, and turnover to downstream trades.
  • Monitor contractor performance, manpower, sequencing, productivity, and overall progress against the project schedule.
  • Coordinate closely with MEP, OFCI, commissioning, quality, safety, and project controls teams to ensure shell activities support the overall data center delivery schedule.
  • Identify potential schedule conflicts, constructability concerns, field issues, and project risks and proactively drive them toward resolution.
  • Review construction drawings, specifications, RFIs, submittals, change documentation, and other project-related information as needed.
  • Lead and participate in construction coordination meetings, site walks, progress reviews, and contractor meetings.
  • Ensure proper coordination between structural, architectural, civil, and MEP scopes, particularly at critical interfaces and penetrations.
  • Monitor building envelope installation and ensure waterproofing, roofing, exterior wall systems, and other enclosure components meet project requirements.
  • Partner with QA/QC teams to monitor inspections, punch-list activities, non-conformance items, and corrective actions.
  • Support project leadership with schedule updates, progress reporting, risk identification, change management, and contractor performance assessments.
  • Maintain accurate documentation of construction progress, field conditions, decisions, issues, and resolutions.
  • Drive accountability among contractors and trade partners while maintaining collaborative working relationships across the project team.
  • Support turnover and closeout of shell areas to MEP, equipment installation, commissioning, and operations teams.
  • Promote a strong safety culture and ensure contractors comply with all site-specific and project safety requirements.

Qualifications
  • Bachelor's degree in construction management, engineering, architecture, or a related discipline preferred. Equivalent relevant construction experience may be considered.
  • 7+ years of progressive construction management experience on large-scale commercial, industrial, mission-critical, or technically complex projects.
  • Previous data center or mission-critical construction experience strongly preferred.
  • Demonstrated experience managing ground-up core and shell construction, including foundations, concrete, structural steel, roofing, exterior envelope, and architectural scopes.
  • Strong understanding of construction sequencing, constructability, scheduling, field operations, and trade coordination is required.
  • Experience overseeing general contractors, subcontractors, and multiple trade packages in a fast-paced construction environment.
  • Ability to read and interpret construction drawings, specifications, schedules, RFIs, and submittals.
  • Strong knowledge of construction safety, quality control, inspections, punch-list management, and project closeout.
  • Experience coordinating shell construction with MEP systems and other mission-critical infrastructure is highly desirable.
  • Strong communication, leadership, problem-solving, and stakeholder-management skills.
  • Ability to effectively identify risks, resolve field conflicts, and drive contractors toward schedule and quality commitments.
  • Proficiency with construction/project management platforms and Microsoft Office applications.


Compensation Range:
$130,962.60 - $149,671.54
