About the Position

The company is seeking both a Construction Manager and Assistant Construction Manager to support the execution of ground-up multifamily and renovation projects across its growing portfolio. Reporting directly to the Managing Director of Development and Construction, these roles will play a critical part in ensuring projects are delivered on schedule, within budget, and to the highest quality standards.

This position offers the opportunity to be deeply involved in all phases of construction-from preconstruction through closeout-while collaborating with internal stakeholders and external partners across the Southeastern United States.

Key Responsibilities:

Construction Oversight
  • Monitor construction progress, field activities, and project performance
  • Identify risks, conflicts, and deviations; escalate with recommended solutions
  • Review pay applications for accuracy and support timely processing

Schedule & Cost Control
  • Assist in developing and maintaining project schedules
  • Monitor sequencing, identify impacts, and support recovery planning
  • Track budgets, forecasts, and change management processes

Quality Control & Work Acceptance
  • Conduct site observations and inspections to ensure compliance with plans and specifications
  • Coordinate third-party testing and inspections, including documentation and follow-up
  • Track and resolve quality issues, deficiencies, and non-conforming work
  • Support punch lists, substantial completion, and project closeout documentation

Reporting & Communication
  • Prepare high-quality, executive-level project reports for internal leadership and investors
  • Maintain accurate documentation of project milestones, approvals, and status updates
  • Proactively anticipate reporting needs and communicate effectively with all stakeholders

Requirements

Education & Experience:
  • Bachelor's degree in Construction Management, Engineering, or related field preferred
  • 5-15 years of experience in construction (minimum 3+ years in multifamily required)
  • Experience with ground-up multifamily apartment projects ($20M-$60M range)

Technical & Industry Knowledge:
  • Strong understanding of multifamily building systems
  • Experience with site work and early-phase construction activities preferred
  • Working knowledge of scheduling, cost control, and contract administration

Skills & Tools:
  • Proficiency in Microsoft Excel and Microsoft Office Suite
  • Experience with construction management software (e.g., Procore, MS Project) preferred
  • Strong attention to detail, organization, and time management
  • Ability to manage multiple priorities in a fast-paced environment
  • Excellent written and verbal communication skills

Additional Qualifications:
  • Demonstrated experience with quality control, inspections, and work acceptance
  • Proven ability to produce professional, project-level reporting
  • Self-starter with a proactive mindset and strong sense of ownership
  • Willingness to travel throughout the Southeastern United States
  • Based in Atlanta or open to relocation
