Full Job Description
LotusWorks is seeking an experienced Commissioning Manager to lead commissioning activities on large-scale semiconductor or mission-critical projects. This role will serve as the General Contractor's commissioning representative and act as a key interface between construction teams, the client, and commissioning personnel.

The Commissioning Manager will oversee the planning, execution, and coordination of commissioning activities across complex mechanical and utility systems while maintaining schedule, quality, and factory readiness priorities.
Responsibilities:
  • Lead and manage commissioning personnel and processes across all project phases.
  • Act as the GC commissioning representative between construction teams and the clients.
  • Oversee commissioning of complex HVAC and utility systems, including Oil Free Air, process cooling water, purified water, chemical and gas systems, cooling towers, and chilled water systems.
  • Implement and maintain commissioning quality control processes.
  • Manage and track construction and commissioning KPIs.
  • Coordinate commissioning activities with construction and the project master schedule.
  • Work closely with construction teams on commissioning task sequencing and scheduling.
  • Prioritize, schedule, and execute Construction Complete / Green Tag items.
  • Manage look-ahead scopes and scope prioritization based on factory needs.
  • Maintain a one-day turnaround for commissioning issue resolution when feasible.
  • Identify early-run or work-around scenarios to support schedule and operational goals.
  • Perform detailed design reviews to ensure alignment with Owner's Project Requirements (OPR) and Basis of Design (BOD).
  • Conduct detailed submittal reviews for commissioned systems.
  • Review multi-discipline construction documents and identify potential issues early.
  • Develop, write, and distribute construction checklists and commissioning procedures.
  • Convert commissioning documentation into electronic formats and support integration into commissioning and project management software platforms.
  • Coordinate commissioning efforts with design teams, General Contractor, and construction partners.
  • Liaise between clients, contractors, equipment manufacturers, and internal LotusWorks teams.
  • Plan, lead, and document commissioning meetings; distribute meeting minutes as required.
  • Ensure commissioning activities are incorporated into overall project planning and execution.
  • Maintain a consistent on-site presence throughout construction and commissioning.
  • Perform regular field inspections, audits, and quality checks.
  • Ensure commissioning personnel on site are knowledgeable of active construction scopes.
  • Uphold LotusWorks' standards for safety, quality, and performance.
  • Any other duties that may be assigned to your role.
Skills Required:
  • 5 + years of managing commissioning personnel and the commissioning process
  • Experience in project commissioning personnel and process management required
  • Experience with facilities operations
  • Experience with conducting commissioning projects utilizing Cx software's
  • Detailed design review experience required.
  • Detailed submittal review experience required.
  • Ability to read and understand multi-discipline construction documents and the ability to identify potential issues contained within.
  • Software proficiency in MS Office (Excel, Project, Word, SharePoint) and Smartsheet.
  • Software proficiency in construction management software platforms (BIM360, Procore, Autodesk, Prolog etc.)
Education / Licenses / Certifications:
  • Bachelor's Degree in Engineering is preferred, but not required (Equivalent field experience is acceptable)
  • Proof of education, licenses, and certifications will be required where applicable
