ABOUT THE ROLE

Hut 8 is hiring a Commercial Manager to strengthen commercial oversight across its EPC team and data center portfolio. Reporting to the Project Director, this role will own contracts, cost control, change management, and commercial risk as projects advance from design, to early civil phases, and through construction and commissioning.

This is a key role for an experienced commercial professional who wants to operate on the Owner's side of large-scale data center development.

Key Responsibilities
  • Manage commercial aspects of EPC projects, including prime contracts with major contractors and subcontractors.
  • Lead change order evaluation, negotiation, and processing from the Owner's perspective.
  • Oversee cost forecasting, budget tracking, variance analysis, and cash flow projections.
  • Drive RFI and claims management processes, ensuring timely and favorable resolutions.
  • Support procurement and supply chain oversight, particularly for long-lead equipment and Owner-furnished items.
  • Conduct commercial risk assessments and maintain a commercial risk register.
  • Prepare monthly commercial reports and executive dashboards for Hut 8 leadership.
  • Collaborate closely with on-site EPC teams (Construction Managers, Superintendents, Field Engineers) on interface agreements, back-charges, and cost impacts.
  • Ensure compliance with contract terms, insurance requirements, and project governance.

ABOUT YOU
  • Commercial management experience on large-scale construction or infrastructure projects (data center experience strongly preferred).
  • Deep expertise in contract administration, change management, and cost control on the Owner or CM side.
  • Strong knowledge of construction contracts (AIA, consensusDOCS, or custom EPC forms).
  • Proven track record negotiating and resolving commercial disputes favorably for the Owner.
  • Experience with major data center equipment packages and long-lead procurement.
  • Proficiency in cost management tools (e.g., Procore, Oracle Primavera, Excel-based forecasting).
  • Bachelor's degree in Construction Management, Quantity Surveying, Finance, or Engineering (advanced credentials such as CCM or MRICS a plus).
