Responsibilities

  • Lead the commercial maintenance team, assigning tasks and ensuring compliance with standards

Full Job Description
The Opportunity

We are seeking a Chief Engineer to take ownership of all physical aspects of Atlantic Station, ensuring the entire asset operates in a first-class manner from both an aesthetic and operational standpoint. Reporting to the Operations Manager/Senior Operations Manager, you will lead the commercial maintenance team, ensure building systems run seamlessly, and maintain a safe, vibrant environment for tenants and visitors alike.

What You'll Do
1. Operations & Maintenance Leadership
  • Team Leadership: Oversee the commercial maintenance team in all day-to-day activities, assigning tasks, monitoring progress, and ensuring full compliance with company standards and policies.
  • Systems Oversight: Maintain thorough operational knowledge of all building systems (including Fire/Life Safety, chilled water plant, electrical, plumbing, and mechanical) to preserve property value and minimize downtime.
  • Tenant & Service Excellence: Drive high standards for tenant service, ensure work orders are addressed and closed out in a timely manner, and foster a team culture focused on exceeding expectations.
  • Property Inspections: Conduct daily interior and exterior inspections of the property, proactively identifying and resolving any deficiencies.
2. Vendor, Contract & Safety Management
  • Contractor Management: Partner closely with third-party vendors managing associations, janitorial, pest control, security, landscaping, and other contract services-assisting with negotiations, supervision, renewals, and compliance.
  • Safety & Compliance: Assist in scheduling and leading OSHA-mandated safety training, manage hazardous material compliance (including asbestos documentation), and maintain required fire alarm and protection testing logs.
  • Emergency Preparedness: Partner with management on implementing emergency and fire/life safety procedures, and assist with seasonal weather needs (such as snow/ice removal) as needed.
3. Financial, Administrative & Event Support
  • Budget Management: Assist in preparing operating budget segments (HVAC, MEP, utilities) and tracking expenditures to manage overall property expenses effectively.
  • Tenant Buildouts & Events: Assist Operations and Tenant Coordination with new tenant buildouts to ensure adherence to property rules, and assist with setup/takedown for marketing and sponsorship events when required.
  • Keying & Reporting: Hold primary responsibility for property keying requests and maintain accurate records of the project's keying systems. Provide detailed progress reports to management.

Education & Experience
  • Academic Background: BS/BA degree or equivalent practical experience required.
  • Industry Experience: 7+ years of experience in mixed-use, retail, or office facilities management.
  • Emergency Availability: Must be available to respond 24/7 in the event of emergencies or critical property needs.

  • Technical & Software Mastery: Proficient in Microsoft Office (with strong Excel capabilities) and skilled in interpreting data to recommend sound business decisions.
