What You Will Be Doing

The Chief Building Engineer's primary responsibility is to oversee the efficient operation of all building systems and to inform the General Manager of any condition affecting building services or Client safety and comfort. You are responsible for the operational management and effective daily leadership and administration of the engineering team with the objectives of safely, efficiently, and effectively operating machinery and systems in a cost-effective manner.

The Chief Building Engineer must ensure the highest level of professionalism, while meeting the client's needs, and a commitment to achieving the goal of 100% uptime throughout the engineering team. Additionally, you are expected to have an intimate knowledge of codes, laws and regulations pertaining to the operation of the facility, being able to implement and supervise activities while mitigating building risk.

Chief Building Engineer Duties & Responsibilities

  • Respond to customer complaints and maintain positive relationships with all customer and Affiliated Building Services personnel.
  • Responsible for the general maintenance of building plumbing equipment, building electrical equipment, building life safety equipment, all HVAC equipment within the building, and day-to-day operation of building equipment.
  • Requisition materials, tools, and supplies needed for a job.
  • Lead and organize reactive and preventive maintenance schedules.
  • Review logs and identify problem areas.
  • Record and evaluate preventive maintenance activities and programs.
  • Open and close work order tickets on the CMMS (Building Engines).
  • Conduct routine equipment inspections.
  • Observe and evaluate maintenance or repair on equipment.
  • Orient and train employees to perform maintenance activities and tasks.
  • Communicate to employees company and customer policies and procedures.
  • Communicate to Project/Facility Manager any information affecting or having the potential to affect customer relations or employee relations.
  • Assist mechanics in troubleshooting complex maintenance problems.
  • Evaluate employee performance.
  • Ensure safe work practices and a safe work environment, conducting safety training programs.
  • Enforce and encourage adherence of work rules and expected employee behavior.
  • Respond to employee complaints and grievances.
  • Complete daily, weekly, and monthly logs and reports.

Chief Building Engineer Skills & Requirements

  • High School diploma or G.E.D. equivalent. (Required)
  • Minimum 7+ years of experience with commercial building operating systems and general building maintenance procedures.
  • Minimum 2+ years of maintenance management experience.
  • Excellent skills in operating hand and power tools, power lifts, scaffolding, ladders, and being able to read digital meters and voltage testers.
  • Troubleshoot all building systems to include electric and pneumatic controls and thoroughly understand how to interpret blueprints and schematics.
  • Read and comprehend instructions, short correspondence, and memos.
  • Write simple correspondence and instructions.
  • Effectively communicate and present information in one-on-one and / or small group situations with customers, clients, and other employees of the organization.
  • Proficient knowledge of Microsoft Office Suite (Word, Excel, PowerPoint, Access and Outlook), and any other software program or piece of technology identified as standard for performing work tasks.


Physical Considerations

  • Walking and standing for long periods of time.
  • Reach with hands and arms; climb; balance; stoop, kneel, crouch, or crawl in a confined space.
  • Work at heights up to, and sometimes exceeding, 100 feet.
  • Lift up to 50 pounds and frequently move up to 100 pounds, while adhering to CSI safety instructions prescribed in the safety handbook and all other safety courses provided.
