Full Job Description
Position Summary:

The Business Development, Building Envelope Systems is responsible for establishing and growing AssetGuard's commercial building-envelope and waterproofing presence in the Dallas-Fort Worth market. This role leads specification-driven business development for proven polyurea waterproofing solutions, with emphasis on building trusted relationships with architects, engineers, envelope consultants, building owners, developers, general contractors, and other project decision-makers. The position owns market-development strategy, specification influence, pipeline development, opportunity qualification, contract negotiation, and go-to-market coordination for commercial waterproofing applications. The role also provides direction to estimating resources, supports estimating when needed, and partners with operations and marketing to ensure that specified work is technically credible, commercially viable, and delivered to AssetGuard standards.

Key Roles / Responsibilities:
  • Develop and execute the DFW commercial building-envelope business development strategy for AssetGuard's polyurea waterproofing solutions.
  • Build and maintain relationships with architects, engineers, envelope consultants, owners, developers, general contractors, and specialty contractors to influence specifications early in the project lifecycle.
  • Position AssetGuard's polyurea systems as proven, high-performance alternatives to legacy waterproofing methods by communicating technical performance, installation advantages, lifecycle value, and single-source material-and-application accountability.
  • Drive specification wins, approved-equal submissions, mock-ups, trials, and bid opportunities that expand AssetGuard's market presence in DFW.
  • Identify and prioritize target accounts, project types, channel partners, and market segments that align with AssetGuard's growth strategy and operational capabilities.
  • Qualify opportunities for technical fit, margin potential, delivery feasibility, and strategic value before committing estimating or operations resources.
  • Direct and prioritize estimating support for commercial waterproofing opportunities; review estimating assumptions and serve as an estimating backup when needed.
  • Negotiate contracts and commercial terms that protect margin, manage project risk, and reflect the value of AssetGuard's product and installation expertise.
  • Maintain disciplined CRM activity, pipeline reporting, forecast accuracy, and documentation of specification activity, project conversion, and market-development progress.
  • Partner with marketing to develop technical collateral, case studies, guide specifications, presentation materials, and architect-facing content that support credibility in the building-envelope market.
  • Represent AssetGuard at industry associations, technical events, trade shows, and relationship-building forums and related market channels.
  • Collaborate with operations, estimating, project teams, and leadership to ensure that specified and awarded work is executable, properly scoped, and delivered to AssetGuard standards.
  • Monitor competitor activity, specification trends, pricing dynamics, customer feedback, and emerging market opportunities within DFW and adjacent Texas markets.

Required Education, Experience, and Qualifications:
  • Minimum of 8 years of experience in commercial construction, waterproofing, building envelope, commercial roofing, construction chemicals, sealants, coatings, concrete repair, restoration, or related technical building-products markets.
  • High school diploma or equivalent required; bachelor's degree in construction management, business, engineering, architecture, building science, or related field preferred.
  • Must be based in or willing to relocate to the Dallas-Fort Worth area.
  • Demonstrated experience selling specified or technical building products through architects, engineers, consultants, owners, developers, general contractors, or other project decision-makers.
  • Existing DFW-area relationships within the commercial construction, building-envelope, waterproofing, roofing, restoration, or specification community strongly preferred.
  • Working knowledge of waterproofing scopes, Division 07 specifications, submittal processes, estimating inputs, and construction project delivery.
  • Ability to read drawings, specifications, scope documents, and bid requirements and translate them into commercially viable opportunities.
  • Technical aptitude to learn and credibly communicate polyurea chemistry, surface preparation, application requirements, quality expectations, system performance, and lifecycle value.
  • Consultative, relationship-based sales style suited to longer specification-driven sales cycles and technical buyer groups.
  • Strong presentation skills and ability to build trust with architects, engineers, consultants, owners, general contractors, and internal stakeholders.
  • Ability to prioritize opportunities, influence cross-functional resources, and direct estimating support based on strategic value, timing, margin, and operational fit.
  • Strong negotiation, communication, organization, time management, problem-solving, and follow-through skills.
  • Proficiency with CRM tools (Hubspot preferred), Microsoft Office Suite, and related business systems.
  • CSI CDT, CSI CCPR, IIBEC RWC, AMPP/NACE coating credentials, or related specification or coatings certifications preferred.


Working Conditions:
  • Prolonged periods sitting at a desk and working on a computer.
  • Must be able to lift 15 pounds at times.
  • Positions self to install equipment, including under desks.
  • Moves throughout the building to access files.
  • Must be able to comprehend and follow written and oral instructions.
  • Must be able to complete tasks even with frequent interruptions.
  • Must be able to use discretion and independent judgment as needed.
  • Must be able to speak clearly on the phone and to fellow workers.
