Location: Temple TX
Position OverviewWe are seeking a driven Business Development professional with some estimating and experience to identify, develop, estimate, construction opportunities within the central Texas commercial business sectors.
This role is ideal for someone who understands the commercial construction environment and can build relationships with facility owners, plant managers, operators, developers, engineers, and other key decision-makers. The successful candidate will be able to identify upcoming construction and facility capital improvement opportunities, develop them into profitable work.
The ideal candidate will have a strong business development passion, with an ability to carry out job costing on an as needed basis. The individual will be expected to help generate opportunities while also having the technical ability to budget projects to open the doors with clients.
Key ResponsibilitiesBusiness Development- Identify and develop new construction and facility capital improvement opportunities within the manufacturing, mission critical/data center, and healthcare markets.
- Develop and maintain relationships with facility owners, plant managers, operators, property managers and developers.
- Prospect for both planned and unplanned capital improvement, renovation, maintenance, and construction projects.
- Develop a strong understanding of client facilities and proactively identify potential projects before they are formally bid.
- Monitor upcoming projects, facility expansions, renovations, equipment installations, infrastructure upgrades, and other construction-related opportunities.
- Build and maintain a healthy project pipeline and accurately communicate opportunity size, timing, probability, and next steps.
- Participate in client meetings, site walks, networking events, industry organizations, and other activities that generate new business.
- Prepare proposals, scopes of work, budgets, and presentations in coordination with the operations team.
- Develop long-term client relationships that generate repeat and negotiated work.
- Perform takeoffs and develop estimates for small-sized construction and capital improvement projects.
- Review drawings, specifications, scopes of work, site conditions, and client requirements.
- Obtain and evaluate subcontractor and vendor pricing.
- Develop labor, material, equipment, subcontractor, and other project costs.
- Identify project risks, exclusions, assumptions, and potential change-order opportunities.
- Prepare competitive and profitable proposals for clients.
- Conduct site visits to evaluate existing conditions and develop accurate scopes and budgets.
- Work with leadership and preconstruction team to establish appropriate project pricing and margins.
Target MarketsThe primary focus will be on construction opportunities within:
- Manufacturing: facility improvements, production areas, equipment installations, renovations, infrastructure upgrades, expansions, and facility modifications.
- Mission Critical: data centers, critical infrastructure, electrical/mechanical improvements, facility upgrades, expansions, and supporting construction.
- Healthcare: hospitals, medical facilities, outpatient centers, laboratories, clinics, renovations, infrastructure improvements, and occupied-facility projects.
Experience working in one or more of these environments is strongly preferred.
Qualifications- 5+ years of experience in construction, business development, estimating, or a related field.
- Demonstrated ability to develop relationships and generate construction opportunities.
- Construction estimating experience with the ability to independently develop project budgets and proposals.
- Working knowledge of construction means and methods, subcontractor scopes, materials, labor, and project costs.
- Ability to read and interpret construction drawings, specifications, and scopes of work.
- Excellent communication, negotiation, and relationship-building skills.
- Highly organized, self-motivated, and comfortable working independently.
- Ability to balance sales/business development responsibilities with value-added budgeting.
- Proficiency with Microsoft Office and construction estimating/project management software.
- Valid driver's license and willingness to travel between Temple & Waco.
