Full Job Description
Kelso Building Services (KBS) is seeking a skilled Building Automation Technician to join our growing service operations team in Houston. This role is responsible for maintaining, troubleshooting, optimizing, and supporting building automation and HVAC control systems for a diverse portfolio of commercial and industrial customers. Position Overview As a Building Automation Technician, you will work directly with facility operators, maintenance personnel, project teams, and internal engineering staff to ensure building systems perform efficiently and reliably. The successful candidate will be comfortable diagnosing control system issues, supporting end users, and implementing improvements that enhance building performance. This position combines field service, technical troubleshooting, preventative maintenance, and customer-facing responsibilities.

Key Responsibilities
  • Perform service, maintenance, and repair activities on building automation and temperature control systems.
  • Troubleshoot controllers, sensors, actuators, VFDs, and related field devices.
  • Analyze system operation and identify opportunities for improved performance and energy efficiency.
  • Review alarms, trends, schedules, and historical data to diagnose operational issues.
  • Support system upgrades, equipment replacements, and expansion projects.
  • Verify proper operation of HVAC equipment through functional testing and system validation.
  • Assist with startup, commissioning, and system turnover activities.
  • Maintain accurate service documentation, reports, and customer records.
  • Coordinate work with facility staff, subcontractors, and internal teams to ensure project success.
  • Follow company safety requirements and customer site procedures at all times.

Technology & Systems Experience
  • Support and maintain networked building automation systems.
  • Configure system trends, schedules, alarms, and operator interfaces.
  • Participate in building performance and energy optimization initiatives.
  • Assist with integrations between HVAC controls, lighting systems, power monitoring, and other building technologies.
  • Utilize remote connectivity tools to monitor, diagnose, and support customer systems.
  • Contribute to smart building and digital operations initiatives.

Customer-Focused Responsibilities
  • Serve as a technical resource for customers and site personnel.
  • Communicate findings and recommended corrective actions professionally and clearly.
  • Develop strong working relationships with facility managers and operators.
  • Identify opportunities for preventative maintenance, repairs, and system enhancements.
  • Provide exceptional customer service while representing Kelso Building Services.

Desired Technical Skills
  • Experience with BACnet, Modbus, LonWorks, and IP-based communications.
  • Understanding of HVAC system operation and mechanical equipment.
  • Knowledge of networking fundamentals and remote connectivity methods.
  • Ability to interpret control drawings, wiring schematics, and sequences of operation.
  • Familiarity with system integration and building technology ecosystems.
  • Understanding of cybersecurity best practices for connected building systems.

Required Qualifications
  • 3+ years of experience working with building automation systems, HVAC controls, or DDC systems.
  • Strong troubleshooting and diagnostic abilities.
  • Experience servicing commercial HVAC control systems.
  • Ability to work independently and manage multiple priorities.
  • Excellent communication and customer service skills.
  • Valid drivers license with an acceptable driving record.
  • Ability to pass pre-employment background screening and drug testing.

Preferred Qualifications
  • Niagara N4 certification or equivalent BAS training.
  • Factory-certified training from a BAS manufacturer.
  • HVAC service experience or technical certifications.
  • Electrical troubleshooting experience.
  • Technical degree, trade school training, or related industry education.
