Full Job Description
The Asset Manager role drives the financial performance and strategic success of each investment. Representing ownership, the Asset Manager maximizes Net Operating Income through sound business strategies and risk underwriting. They coordinate across Property Management, Construction, Legal, and Risk Management to align with ownership objectives. Asset Managers also maximize the value, performance, and profitability of the company's real estate portfolio while maintaining strong relationships with clients, brokers, and market participants to grow the company's portfolio and industry presence.

ESSENTIAL FUNCTIONS:

- Develop and execute business plans for each investment, including budgeting, reforecasting, leasing, capital strategies, cash management, and CAM reconciliations.

- Lead annual property-level budgeting, operating expense estimates, and reconciliations.

- Oversee property-level financial operations, including capital expenditures, building maintenance, tenant payables, and invoice review.

- Execute leasing initiatives, negotiate LOIs and leases to meet or exceed business plan metrics, and maintain strong tenant relations through lease administration and operational understanding.

- Manage capital, shell construction, and tenant improvement projects, including budgets, timelines, construction administration, communications, and tenant alteration approvals.

- Conduct market research and maintain industrial product knowledge to ensure competitive positioning, collaborating with brokers and internal marketing teams on leasing and marketing initiatives.

- Prepare and deliver accurate financial and investor reporting for internal and external stakeholders.

- Direct property acquisition and disposition activities, including underwriting, due diligence, market analysis, and Investment Committee Memo preparation.

- Support training of new Asset Managers and Real Estate Analysts on systems, processes, budgeting, leasing, and department procedures to ensure consistency across the team.

- Collaborate effectively with internal team members and departments and respond to ad hoc information requests in a timely and professional manner.
