The
Analyst, Debt Capital Markets will report to a Senior Associate of Debt Capital Markets and will be responsible for supporting the sourcing, underwriting, structuring, and execution of debt financings across one of the nation's largest industrial real estate portfolios. The Analyst will play a key role in evaluating financing opportunities, conducting detailed asset and portfolio analysis, developing lender marketing materials, and supporting transaction execution from initial underwriting through closing. This role offers significant exposure to capital markets, real estate investing, portfolio management, and lender relationships while working closely with Link Logistics and Blackstone Capital Markets teams.
Responsibilities:- Support the sourcing, underwriting, structuring, and execution of asset-level and portfolio-level financings across Link's large national industrial real estate portfolio.
- Perform comprehensive financial analysis and underwriting of financing opportunities, including loan sizing, loan pool optimization, debt yield analysis, debt service coverage, leverage metrics, CMBS capital structure and lender-specific underwriting requirements.
- Develop detailed cash flow projections and financing analyses utilizing Excel and Argus to assess asset performance, financing capacity, and transaction economics.
- Analyze rent rolls, operating performance, leasing activity, market fundamentals, development pipelines, and business plans to support financing recommendations and lender discussions.
- Assist in the structuring and optimization of CMBS transactions, including collateral pool construction, loan sizing, capital structure analysis, and pooling strategies designed to maximize proceeds and execution certainty.
- Evaluate financing alternatives across a variety of capital sources, including CMBS lenders, banks, life insurance companies, debt funds, and other institutional lenders.
- Partner with Leasing, Property Management, Development, Investments, and Asset Management teams to understand asset-level performance, market positioning, and business strategy in support of financing initiatives.
- Prepare or review lender marketing materials, investment memoranda, financing presentations, securitization documents, asset level due diligence, and financial analyses used to market transactions to prospective lenders or investors and close financings.
- Conduct market research and capital markets analysis, including interest rate trends, lending market conditions, financing spreads, and lender appetite across property types and markets.
- Support all phases of transaction execution, including lender outreach, term sheet evaluation, due diligence coordination, third-party report review, document negotiations, and closing processes.
- Coordinate with the rest of Link's Debt Capital Markets team along with the Blackstone Capital Markets team, lenders, legal counsel, servicers, consultants, and other transaction counterparties throughout the financing process.
- Maintain transaction databases, financing models, and portfolio reporting tools to support ongoing financing indicatives and debt portfolio management by Link's Debt Asset Management team post-closing.
Qualifications:- Bachelor's Degree required.
- 1-3 years of experience in commercial real estate, capital markets, investment banking, lending, asset management, or a related analytical role preferred.
- Strong financial modeling and analytical skills, including advanced Excel proficiency.
- Experience with Argus Enterprise preferred.
- Understanding of commercial real estate fundamentals, debt structures, valuation methodologies, and capital markets.
- Strong attention to detail, organizational skills, and ability to manage multiple projects simultaneously.
- Excellent written and verbal communication skills with the ability to present complex analyses clearly and concisely.
$105,000 - $120,000 represents the presently anticipated base compensation pay range for this position at Link. Actual pay may vary based on various factors, including but not limited to location and experience.
